“Real Estate & Mortgage Outlook for 2022” Mr. Petrowsky,I am not exactly sure how I originally got to reading your blogs on Linkedin, but am a regular follower. Your blogs are very insightful and will certainly reach out to you in 2022 as I will be needing a mortgage. I am 34 and will be a first time home buyer. In reading some of your advice, it seems to me that you don’t see home values dropping anytime soon and you also don’t see interest rates going crazy in 2022, is that correct? I am fortunate to have a very good job, my current income is $75,000 and been with this company going on 3 years. Do you have any advice for me to focus on over the next few months? Jerri Do I think real estate values will drop in 2022, hell NO! Will values continue to rise at the same levels that they did ...

“There is Prejudice and it is up to All of Us to Help Stamp it OUT”   Mr. Petrowsky,Your name was given to me by my two aunts. They have both told me that you helped them obtain financing to purchase their home. They both indicated you helped them when no one was very interested in helping them obtain financing for a mortgage. I am a little gun shy as we are all from Jamaica and speak with an accent. I know that based on what they shared, I shouldn’t be concerned, so can you help me as well. It is easy for most of us to say that prejudice doesn’t exist in this country, but we would be kidding ourselves. I know what prejudice looks like and my responsibility to do all that I can to stamp it out! This is a recent article that speaks to this topic about home ownership:  https://www.hud.gov/...

Opening the mailbox and finding a letter from the IRS is frightening, but what happens next can be even scarier. The tax agency wields incredible power, and if they claim you owe additional taxes they have many different options for forcing you to pay.   When the IRS claims you owe additional money, they will act quickly, and that could leave you reeling, and trying hard to preserve the money you need to pay your bills, feed your family and keep a roof over your head. If you are employed, the IRS can reach into your paycheck, forcing the company you work for to withhold part of what you are owed until the tax debt has been satisfied.   The IRS can also hold onto any refunds and government payments you would otherwise be due. If you have been waiting for that big fat refund check to a...

“An Unresponsive Realtor is a Problem” Good Morning Joe I called the Realtor you referred yesterday. I spoke to him and signed the contract with him. Luis also spoke to him and we both gave him a description of what we want. Now we are all on the same page and on the same team. Hopefully this will make the process easier that the real estate agent we started with. Thank you very much for all of your help. It is greatly appreciated.  First time home buyers need extra handholding, which is not something that all Realtors can give or are willing to give. Most good agents will let these  types of buyers what they can and cannot offer first time home buyers. If the client understands the ground rules they can now decide if that will work for them. Honest communication is vital with all our c...

“Investor Properties Easy to Finance”  Mr. Petrowsky,I was doing some Google searches last evening and came across some of your blogs, specifically regarding getting mortgages for folks that want to buy multifamily homes. I have a number of clients that I have been working with and new ones on a regular basis. My clients know I understand these properties and also own a few myself. The challenge I have is that after the clients buy a few, no matter how much income they have, eventually the debt ratios don’t work. It is obvious you understand the problem, so can you help me? I do all of my business in Florida and looked you up on Linkedin and saw that you are licensed here.Sorry to email you so early, but got pretty excited about the possibility to work together. Taxes are at the heart of our economic engine.  Though we have a “voluntary tax system”, it’s not THAT voluntary!  The IRS makes a point of pursuing taxpayers who fail to uphold their end of the bargain, and is currently pursuing the more than 10 million non-filers, many of whom are high-income earning. Ready to make more money and take your practice to the next level? This special workshop with Tax Attorney Eric Green (Tax Rep Network) and Forensic Accountant Dawn Brolin, CPA, CFE (Designated Motivator) will walk you through how to handle non-filers, help them pull together the many missing pieces, and how to get them back on the straight-and-narrow!  Dawn and Eric will also cover where clients come from, how to charge for your services, and will share sample forms, checklists and let...

“The Poor Dog” A group of country friends from the Cottonwood Baptist Church wanted to get together on a regular basis to socialize, and play games. The lady of the house was to prepare the meal. When it ca me time for Al and Janet to be the hosts, Janet wanted to outdo all the others. Janet decided to have mushroom-smothered steak, but mushrooms are expensive. She then told her husband, “No mushrooms, they are too high.” He said, “Why don't you go down in the pasture and pick some of those mushrooms?  There are plenty in the creek bed.”She said, “No, some wild mushrooms are poison.”He said, “Well, I see varmints eating them and they're OK.”So, Janet decided to give it a try. She picked a bunch, washed, sliced, and diced them for her smothered steak. Then she went out on the back porch ...

I started as a client, ended up being friends. We all like being appreciated for our efforts and we will always have a special client that tends to bring out the best in us.  This family wanted to relocate from the South Bronx and the Pandemic was the push needed.  I would like to think I treat everyone equally and do the best I can, but this woman just felt it was necessary to have the final word. Go figure, from a woman! I don't know how many stars this review would be according to market appreciation, but for me it's priceless.I’m writing this review in appreciation to for Mr. Edward Silva from Mapleridge Realty LLC in Waterbury CT I started out looking for a house for my family and myself, then I met Mr. Silva, he took his time with me, whatever Mother Nature threw our way, rain, or ...

“A Conventional Renovation Loan Product is available”  Hey Joe,We found a home that is of interest. The home needs some work which doesn’t bother us, but the listing agent told my agent that the seller will not accept an FHA 203K loan, as their previous deal fell apart that was FHA. Is there another loan product that we could go with and still get the dollars for the renovations? An alternative to the FHA 203K loan is a conventional loan product which is the Fannie Mae Home Style loan. Minimum down payment is 5% of the purchase price and renovation costs. The majority of the guidelines are very similar to the FHA 203K counterpart.

2022 New Year Dinner At The Souto House.  We had our New Year's Day traditional Dinner yesterday, and once again it was worth the wait.  We started this tradition over 30 years ago, and hope to continue it for many more years.  However, we did have to change things up a little bit this year, because of COVID supply interference. In the past the highlight of our dinner has been a jumbo lobster per couple, which weigh between 7 to 8 pounds (see picture to the right).  Some may think the meat from these HUGE lobsters would be tougher than the smaller lobsters, but it is just as tender.  However, this year jumbo lobsters were not available, so we had to scale down to the next biggest size available, which was a 3 pound lobster per person (see picture to the left).Along with the lobsters, whi...

Wishing All a Healthy and Happy New YearAs we approach the 2nd anniversary of this virus, we go forward into the new year with high hopes that the worse is behind us.  I especially, as it has struck our family. From a business perspective, 2021 was without a doubt far above anything we had experienced before and there are few indications it will be any different into the first quarter of 2022.So, my wish for you is continued prosperity into the New Year and health and happiness for you and your families.Wishing All a Healthy and Happy New Year

I just want to take this opportunity to say Happy New Year 2022 to all my friends here on ActiveRain.  I have been blessed to know several of you for many years, and have been blessed with new ActiveRain friends this year as well.  I am all set to kick off 2022, and leave 2021 behind.  I have completed all of my licensing requirements for the six states I am licensed in (Connecticut, Massachusetts, Rhode Island, New Hampshire, Vermont, and Florida), and all the licenses have been renewed for 2022.  After all the challenges COVID-19 has brought us over the last two years, I am looking forward to a banner year in 2022, and hope the same for everyone of you. Life is to short to waist a precious minute of it.  Be thankful for what you have, and enjoy every minute of it. “2022 Resolution, To Find a New Home” We spent much of 2021 looking for our perfect home, so one of our New Year’s resolutions’ for 2022 is the find the right home for us. Most of all this email is to thank you for all the support and coaching you have gave us during our search. Hopefully you haven’t gotten sick of us so that we can continue to work together. I know we asked a “LOT” of questions. Can you give us an updated pre-qualification letter? Our income is slightly higher, just over 200K and we’re still planning on putting 25% down.  So many searched for homes in 2021, without success. 2022 will continue being a challenge for most folk search for a home, the perfect home, the one that checks all or many of the boxes. What is vital at this point is patience and in some cases and th...
