Picking the wrong town can mean your property taxes keep going up every year.    Property taxes go up when there is poor planning in town hall budgets.  And the number of buildings in your town that are not on the tax roll make a huge impact, buildings such as hospitals, schools and churches. Some towns in Connecticut have seen property tax increases, but this year for 2016 Milford, Connecticut has dropped its Mill rate from 27.88 to 27.84  for the 2016-2017 tax year.   However, this is only the second time taxes have gone down in the last 30 years (CT Post). http://www.ctpost.com/local/article/Milford-tax-rate-goes-down-a-little-7468222.php Other places like Milford, Connecticut 06460 have a huge commercial base that contributes and hereby reduces the tax burden on homeowners.Milford ...

A Big Day for Total Mortgage Services           Yesterday marked an enormous day for Total Mortgage Services.  We've been fortunate enough to receive many accolades over the years and it hasn't been a surprise to me to see that we continually land on lists like the Inc.500 fastest growing companies, but yesterday was an event that doesn't happen everyday, and a day many small businesses only dream of.        The official ribbon cutting ceremony at our new national headquarters in Milford, CT and the announcement of a $3.5 million state loan intended to help with our growth & job creation along the way.  With more than 100,000 square feet, our new corporate office space will allow us to reach our goal of doubling in size & staff by 2018.  While TMS has been a staple in Milford since 19...

Hillside ave in Milford Connecticut has Started Rebuilding after Sandy. The last two years the homes in this waterfront community(and many others)  have been inundated by storms.  This past year flood lines have been redrawn for homes on our shore front communities. Some homes that previously did not require flood insurance may now require it after super storms Irene and Sandy.   Before you purchase your next home, make sure you get the new FEMA maps from town hall and check with your local friendly insurance agent. The town of Milford posted their new flood map online;    West side Milford, Connecticut   East side Milford, Connecticut   If your home suffered more than fifty percent damage you will be required to rebuild only to FEMA standards.  This means many homes will have to be e...

Milford, Connecticut has an Earth Day celebration on May 11, 2013.  There’s a special earth day celebration at Eisenhower park in beautiful Milford, Connecticut, visit the site here.   The event is all day long  from 8am-4pm.  It’s a great opportunity to introduce green initiatives to children.  This is the only earth we have and we need to respect it and keep it clean. What better way to learn the virtues of pledging green than helping clean up different sites all around Milford, Connecticut.  Is your town doing a special celebration for Mother Earth? Do you have any simple hints to add?     1. reuse and recycle 2. compost food trash 3. boycott large agra businesses who promote gmo’s 4. grow your own fruits and veggies or support your local organic farm.  5. teach young people by e...

Another Home Sold by Dagny's Real Estate- 71 Westmoor Road, Milford CT 06460 71 Westmoor Road, Milford CT 06460 actually sold over two weeks ago, and the new owners moved in over the 4th of July weekend!   This home is a  single family home on a wonderful cul-de-sac very near the beach.    It is an extremely attractive area, with nice smaller homes and a dead end street, so the children can safely play.   My clients met me at my Open House three months ago.  We immediately connected, and had a great rapport building from the start.   They were watching the market and saving their money, - waiting for their perfect home to come on the market.   We looked at many houses for sale, and found the one they will love! 71 Westmoor Road caught their eye as such a great value and near the beach, ...

Do you happen to be struggling with your real estate blog? Can’t think of ideas for blog entries? Not getting targeted readers? Maybe you need to start hyper local blogging. What does that mean? Basically, rather than blogging about general real estate news that’s applicable to the entire nation, focus solely on news related to your niche area. For example, with Milford CT real estate, I try to write about recent local news and events, such as the opening of the new Chipotle by the Milford mall. Since competition is significantly easier in the search engines for longtail local keywords, you can easily rank high just by posting a blog about such an event in your area. For me, I do like writing about Milford CT real estate, but at the same time, I think it’s beneficial to write about local ...

I have to say that things have been pretty hectic for me and for you as well, so I honestly shouldn't have any excuses with maintaining my blog entries. It's like every minute of my day involves real estate and Milford CT homes for sale :) Of course, that isn't always a bad thing. I'd rather be swamped in work and activity than not having any leads coming in. What I want to ask you here on ActiveRain is - have you ever had any ActiveRain blogging slumps? Don't worry, I plan to pick things up once again! Lydia Lucas is your source for Milford CT Real Estate Email: LydiaLucas@PrudentialCT.com Cell Phone: (203)980-9213My Clients Become My Friends

Once again. my family and I were on the edge of our seats with this UConn/Kentucky basketball game. Once Napier nailed those final two free throws, we knew it was over. Even though Kentucky made that last three pointer, I was relieved to know it was over. We had won :) Best of luck to the UConn women tomorrow against Notre Dame. Can't wait! In all honesty, I didn't expect writing a blog entry every day to be so simple. Sure, some days it can be a struggle to come up with a topic, while other days the perfect blog idea idea comes up mid-conversation with anyone. I have to say that YOU the ActiveRain community have made this experience quite enjoyable. It was always satisfying to read your responses, whether you were just throwing in your own 2 cents or helping me with a question or concern of mine. And guess what? This is just the beginning. I look forward to blogging more and to maintaining this daily pace. Hopefully I can land my first lead through ActiveRain sometime soon :) Lydia Lucas is your source for Milford CT Homes for Sale Email: LydiaLucas@PrudentialCT.com Cell Phone: (203)980-9213My Clients Become My Friends

Many of you have probably heard about the $319 million lottery jackpot, and the winners were IT workers part of an office pool. Usually, eight of them would participate in these lottery office pools, but for this one lottery, one of them felt that he "wasn't feeling lucky" for this one. What do you know? This group of 7 workers won the large sum of money. The question is - does this one worker who opted out deserve a piece of the $319 million? What would you do if you were part of the winning pool and a regular opted out? I'm a firm believer in working hard day in and day out. That's why I feel it's important to attend floor times whenever possible. Just recently, I've been able to find clients through both calls and even walk-ins during my floor times. Imagine if I wasn't in the office at those times? Even when things are slow, I try to read a bit for fun as well as keep up with current clients and paperwork. Also, let's not forget that time in the office can be fun! When a few of us around the office aren't occupied, it's a great time to bond and socialize with the other Realtors at your branch. So do you attend your floor times? If so, what do you do when things are slow? Lydia Lucas is your source for Milford CT Homes for Sale Email: LydiaLucas@PrudentialCT.com Cell Phone: (203)980-9213My Clients Bec...

So you finally find the home of your dreams and are ready to make an offer...well, almost. It's in a great neighborhood, has a good school system, and a yard big and safe enough for your kids to play. It's just in need of one thing, upgrades! When you walk into the home you think you stepped right into a 1977 JCPenney Catalog. Dull and let's get some sunlight in here! Unless you like olive-green toilets and wood paneling?  Don't think this stuff is ever making a come back...kind of like Tiger Woods, oops.  Anyway, how does a FHA 203k loan work?  Here's an example: Purchase price $300,000 Rehab costs  $30,000 Total $330,000 A borrower's down payment is figured on the total amount of $330,000.  So, if a borrower was putting the minimum down payment required of 3.5%, their down payment wou...

Buying Milford CT homes for sale doesn't always come out the way as expected. You have your ups and you have your downs. Sometimes things go smoothly all the way until the closing, and other times it's a constant rocky road of a journey. As a homebuyer, I've been in that position before. That's why as a Realtor, I understand that not everything works out as planned. I've had deals where my clients were able to sell their house and close on another within the same week, while with another client, it took 2 years to actually find the home right for him. That's why while it's currently a buyers' market in Milford CT Real Estate, you can't always expect things to go your way. When things don't turn out as expected, don't give up. Maybe that house wasn't right for you. Maybe you were meant t...

Yesterday, I was with my clients for their home inspection. The home inspector called my client to say he was on his way. About 10 to 15 minutes later, he still wasn't there. We had no idea where he was. Out of nowhere, we heard the doorbell, and it was the inspector. Turns out his GPS sent him to the WRONG address two houses down the street. OOPS! He spent half an hour surveying that other house, wondering why neither of us were there. He didn't realize he was at the wrong place until he saw the right house with a yard sign and cars parked in the driveway. Everyone makes mistakes :) However, this shows that even though technology is awesome and very helpful, we can't totally depend on it 100%. We still need to use some intuition on top of a tech gadget's advanced wizardry.   Lydia Luca...

Once again, another nailbiting finish by the UConn men. Those last few seconds were INSANE! With Arizona's attempts to win the game with 3 point shots, my heart was beating like crazy. Fortunately, their 3 pointers were off and the UConn men are headed to the Final Four :) What about tomorrow? Can't wait for the UConn women to play against Georgetown. Should be a fun-filled weekend. Lydia Lucas is your source for Milford CT Real Estate for Sale Email: LydiaLucas@PrudentialCT.com Cell Phone: (203)980-9213 My Clients Become My Friends

This doesn't just apply to Realtors but also to other professionals dealing with Milford CT real estate and properties in other areas as well. My son has helped me a lot with the creation of my website, and while things are still in the beginning stages, we've already managed to acquire a few leads through it. From this experience, here are my 5 tips on putting together your own site: 1) Provide Valuable Content We are already busy with keeping up with our ActiveRain blogs and the rest of the community, but it helps to at least have some solid content on your site to show visitors that you really are a real estate professional who knows your stuff. Also, for SEO purposes, it helps if you continually add content to your site. Another blog on there definitely helps, as Google LOVES blogs...

Maybe I should write a blog the night before every upcoming "snowfall". I'm so happy that the snow melted instantly. Thankfully the heavy snowfall didn't occur as my husband, who usually operates the big snowblower, just had surgery on his hand, although I'm sure my son would've been able to pull it off with his assistance. It seemed pretty nice out earlier today, but tonight...wow it was cold!   Lydia Lucas is the right Milford Connecticut Real Estate Agent for youEmail: LydiaLucas@PrudentialCT.comCell Phone: (203)980-9213My Clients Become My Friends

This has to be ridiculous. We're already in spring, and it'll be snowing tomorrow here in Connecticut? Mother nature, why are you messing with our heads? Lately, it's been hard to see any consistency in weather here in our area. Some days it's t-shirt weather and then you have days like tomorrow. When is all of this going to end? Of course, the weather is beyond our control, and for those of us in the northeast, all we can really do is wait :) Lydia Lucas is the right Milford Connecticut Real Estate Agent for youEmail: LydiaLucas@PrudentialCT.comCell Phone: (203)980-9213My Clients Become My Friends
