  the median list price for Gilbert, AZ is $675,000 with the market action index hovering around 41. This is an increase over last month's market action index of 40. Inventory has increased to 750.   The market has been cooling over time and prices plateaued for a while. Despite the consistent decrease in MAI, we’re in the Seller’s zone. Watch for changes in MAI. If the MAI resumes its climb, prices will likely follow suit. Some people expect the house to be perfect. Others become overwhelmed when they hear about defects or maintenance issues that are actually very common. A home inspection is one of the best tools you have during the home buying process, but it helps a lot when buyers understand what the inspection is really about and what to expect before the inspection even begins. Today I slept in WAY past anytime I can remember!   SO, late start getting anything done today.   After talking with a few people around here, public transport cannot be relied upon, so better buy a car.   Thought I would go to car lots, but funny....they close on Saturday at 1 pm.   Business owners do not stay open that long, neither do banks.   Most have 9-12 and 1-3.   That will be different to get used to!SO, hadn't been to the beach, even though it is only a few blocks away.  Had things to get done first.   Before getting to the beach, found another real estate agency, and stopped in to inquire about rentals.  Think I have a lead for a 2/1 apartment for only 1800 €, which includes dedicated parking (which is tough so close to the beach).   REALLY wanted 2 baths when I have guests, ...
