Some Days are easier than others, there are positive  explanations we might just not know why...Today was a relaxing and easy day for me when it comes to Real Estate. The stars were in line  to give me an easy day. So, what did I do? Very little if you asked me… The noise and the chatter around me were muted by my classical radio station that I have been listening to 24/7 for decades.Yesterday I went shopping for great food. Diane asked what do I want to do for dinner? She was prepared to take me out, meaning that she would cook.I heard horror stories about upscale restaurants being understaffed and over worked. Translation mediocre to lousy service, average food, and expensive prices. Hence, I opted not to do that, instead I wanted to stay home and make our own meal.Keep in mind, mothe...

I really don’t know why. Somehow, people keep coming to me asking for coaching advice – even though I haven’t advertised myself as a coaching service in some time. And I am sad to see what I find when I talk to these folks. Some are paying either fees or a split of commission for training. Some are paying up to $1,000 per month for coaching. Here is what is sad. These agents have been giving written material on what to say and yet no actual training on how to say those words and even more the reasons those words are there in the first place. Many of us know that communication is 7% words, 38% tonality and 55% body language. And in a phone conversation, there is no body language and so tonality becomes over 80% of what is communicated. These agents are paying hundreds or thousands of the...

Carlsbad Village Street Faire ~ November 7, 2021 After being canceled in 2020 due to COVID, one of the area’s favorite arts and crafts fairs returns to Carlsbad Village on Sunday November 7th. The fair is sponsored by the Carlsbad Chamber of Commerce. The Carlsbad Village Street Faire is supposedly the largest outdoor 1-day fair in the US. Held annually in the spring and fall, the fair will run from 8 am until 4 pm. The Carlsbad Village Street Faire is held in the heart of the Village, along Grand Avenue from Carlsbad Boulevard to Jefferson. Because of the size the fair also spills over onto side streets including State Street. You’ll see signs warning everyone about this upcoming special event, since much of the parking on these streets will not be available due to the fair. (photo fro...

I've been a little haunted recently about NOT commenting on a post.  A local seller, who listed his home on the water after some recent flash flooding and his boathouse washing away from the shore off his dock.  There's a lot I want to say, but instead I've just biting the inside of my house and feeling an ulcer brewing in my gut. After reading his sad post about not being able to afford to rebuild his boathouse after it washed away and the comment thread that followed I feel the need to address a couple of things. One.... boathouses.  Two.... the comment that suggested he should have sold without an agent and "saved" money. First: the the love God and all that is holy do NOT let an unlicensed person build your boathouse.  I'm also NOT talking about a business license that any yahoo can ...

What’s a Plant Ledge?Sometimes, the purpose of features in your home isn’t quite apparent. This can lead to you having an “a-ha!” moment later when the purpose of a seemingly quirky home feature becomes apparent. With some features, though, that moment can take a while to arrive. One feature that might not seem to have a real purpose, if you aren’t already aware of what it’s for, is a plant ledge.Plant ledges were pretty popular in the mid 90s and early 2000s, so homes built or remodeled around this time are likely to have these random high ledges in rooms that may not seem that practical at first glance. You can probably guess to at least some of the purpose from their names, but plant ledges can be used for a number of things. Given that plant shelves and similar storage options are c...
