Is this really a challenging question? You love Garden Gnomes you say. OK many of us do. Do you go to them for REAL ESTATE advice? You may have questions about real estate and seek out some of the wisest and oldest truths,  such as:1. Where do I find the best home to buy? 2. Should I start with a "lowball offer"?3. Do I really need to spend money on an inspection?4. Should I wait to buy a home until the market is better than now?You have these questions and not sure whom to ask? You could ask me as your personal REALTOR®... "OR" you could ask the usually friendly, reliable but sometimes erratic and misunderstood "Garden Gnomes".You prefer to start with the garden gnomes this time, you say? OK, OK. Your REALTOR® is probably busy and the Garden Gnomes are sitting around outside, in where e...

Tree-mendous Luck: A Close Call with Nature’s Movers! This morning, my Ring camera alerted me to movement on my back patio. Taking a look, there was a very young deer happily feeding on a tree outside my living room window. But wait, I don't have a tree there!!Upon inspection, I found a fallen tree almost against my house.  That tree was upright yesterday in my open backyard.  Sure, I heard the rain and the thunder during the night—no big deal, just another summer storm, not at all unusual.      The trees even missed the new AC.Look how close...only a few feet away! Not one, but two trees down !At least the deer are happy and well fed! That is what I'm calling tree-mendous luck!

As Brisbane’s sunny skies give way to longer, warmer days, another seasonal visitor arrives with less fanfare—pollen. The city’s infamous allergy season stretches from early spring well into summer, bringing with it itchy eyes, runny noses, and endless sneezing fits. While many attribute these symptoms to the outdoor environment—trees in bloom, grass pollen in the air—there’s a quieter culprit lingering indoors: soft furnishings. Increasingly, Brisbane residents are recognising that the allergens making them miserable may not just be coming from the garden, but from deep within their carpets and couches.Professional cleaning services are no longer seen as a luxury or something reserved for end-of-lease checklists. They are now a frontline defence against allergy triggers such as dust mi...

Dear Friends and colleagues, I recently had a closing representing a Vallejo CA seller. After the closing the sellers gave me the remotes for garage doors. So I went by the sold property to drop off remotes and the new owners I happened to meet. I shocked my mind what they said..... Oh we wrote 3 offers at the same time and all three got accepted, then the buyers said we decided yours was the best one. To the public it is a breach of contract for a buyer to to this unless the buyer has a pile of cash and plans on closing on all 3 properties. This particular buyer was a first time FHA buyer and were not advised by there Realtor it is illegal, which tells me either there realtor is untrained and unethical.  I am not allowed to disclose who the brokerage is but if your in my area there is ...

Monthly Mortgage PaymentsEvery time you make a mortgage payment, a portion goes toward paying down your loan’s principal. Over time, this increases your equity and reduces your debt. Think of it as a forced savings plan that benefits you in the long run. Home AppreciationHistorically, real estate tends to appreciate in value over time. While markets can fluctuate, owning property in a growing community like Pensacola or Gulf Breeze often leads to increased home values. This appreciation adds to your equity — without you doing a thing! Refinance or Borrow Against EquityAs your equity grows, you can tap into it for things like home improvements, debt consolidation, education costs, or even buying another investment property. Done wisely, this can be a tool to multiply your wealth. Long-T...

Few regions in Canada experience the same dramatic swing of weather patterns as the western rim of Lake Ontario. One week can see lake-effect snow barreling across Hamilton Mountain; the next, a moist southerly front turns roofs in Burlington, Oakville, and Grimsby into condensation traps. For homeowners, that volatility makes the roof far more than a cosmetic feature—it is the first and often only line of defense against water ingress, heat loss, and the creeping structural fatigue brought on by freeze–thaw cycles. Understanding how local climate and building stock interact is essential, whether you are planning a minor repair or a full tear-off and replacement. The Microclimates Hiding in Plain SightHamilton’s lower city sits almost at lake level, while neighborhoods atop the Niagara E...

It’s hard to let go of a 3% mortgage rate. There’s no question about it. It’s the main reason why so many homeowners have delayed their move in recent years. But here’s something to consider. While your low rate might be ideal, it doesn’t make up being too cramped, having a staircase your knees can’t handle anymore, or being 1,000 miles from your family. And those real-life needs are pushing more sellers off the fence despite today’s rates.Data shows the share of homeowners with a mortgage rate below 3% is dropping as more people move. And, as a result, the share of homeowners taking on a mortgage rate above 6% is rising, too (see graph below):The Biggest Reasons People Are Moving Right NowWhy are some homeowners willing to take on a higher rate? A survey from Realtor.com helps shed ligh...
