The mid-range market ($450k – $650k) is the "sweet spot" in Danbury,CT  for townhomes. This price point generally buys you a modern (post-1995), multi-level townhome with a garage and central air. Two of the large condominium projects in the area are 'Woodland Hills' and 'Timber Oaks', both located along the Danbury/Bethel, CT line.Timber Oaks was built between 2006-2013.  It is a very flat site.. There are a few differences between the mls listing and a contract. The mls listing is put together by the sellers agent when they have a client that wants to sell their home. Some of the information comes in from the town's public records. Other information they gather from the homeowner, for say the type & size of a hot water heater, and other information they get on their own like room measurements.  The agent also puts in what appliances or personal property if any would be included in the sale of the real estate. Something to consider when purchasing a house is whether you want a single family home or condo. There is a big difference in pricing in Danbury, with the average condo/townhome being sold is close to being $200k more affordable, with any condo or townhome being aroun $390k. With this difference, the monthly mortgage payment should be more affordable even when considering association dues. About as many townhomes in Danbury have sold as single family homes in the last year. They have appreciated at about the single rate as a single family. However, more often than not, owners are looking for at least a 1 year lease mininum, preferably no pets and strong credit history.
