2020 has been a bit of a strange year (candidate for understatement of the year!) and that's applied to real estate too.  Some home segments have been impacted more than others, and that's been the case for 55+ community home sales.  As of tonight, this Heritage at Miami Bluffs patio home is back under contract!  We've had to sell it more than once, and not for the usual reasons!  2020 is just that kind of year!Inspections are scheduled for the end of the week and thanks to a cash buyer we should be completing the sale in about three weeks, unless 2020 has another joker up its sleeve!Asking price was $269,900 at time of contract, a great price to gain entry to this fantastic gated community with a 9000+ square foot community center, 30+ social clubs and a full time social director.  The...

We have lived in Central Oregon since 1985, but during this entire time we have never hiked to Camp Lake.  The start of this hike is located just outside Sisters off McKenzie Hwy on Forest Road 15 at the Pole Creek Trailhead. The hike into Camp Lake covers 7.1 miles (14.2 miles round trip), the first 4 through a burned forest, the result of 2017's Milli Fire. However, it is interesting to see how new plant growth is returning in the burned area.  And the open areas provide for wonderful views of both Middle and North Sister.Once we left the burned forest and entered the higher elevations, we had the opportunity to cross the North Fork of Whychus Creek and hike even closer to Middle Sister. Several trails off the main trail lead to the summit of Middle Sister, a hike only for very experi...

Many people may believe that they can get away without filing taxes if they don’t receive any notices in that corresponding year. However, the Internal Revenue Service will investigate and catch up with non-compliant cases in the following years. Non-filing of tax returns can also be subject to civil fraud penalties. Internal Revenue Code 6651(f) provides that if the failure to file is fraudulent, penalties increase to as high as 75% of the tax shown on the return. Once the IRS system discovers those cases, it will send out warning letters and threaten non-filers. If left unresolved, the non-filers find themselves in a tough spot when the IRS freezes their bank accounts, garnishes their wages, seizes or sells their assets, suspends their passports, takes their retirement funds and so on...

Robocalls, or unwanted phone calls, are not only a nuisance and distraction, but they're also aggravating. The Federal Communication Commission (FCC) says that spoof calls and robocalls are one of a phone users' biggest complaints. What are the rules for robocalls? FCC rules require a caller to obtain your written consent – on paper or through electronic means, including website forms, a telephone keypress – before it may make a prerecorded telemarketing call to your home or wireless phone number. FCC rules also require a caller to obtain your consent, oral or written, before it may make an autodialed or prerecorded call or text to your wireless number. There are exceptions to these rules, such as for emergencies involving danger to life or safety. We all know that most telemarketers do ...
