I'm not a big believer in open houses... but that being said, I hardly let someone else from my own office host them, much less someone from another brokerage? How do you explain that to your sellers?

Texas Real Estate Commission allows agents from a different brokerage to host an open house, but I would hesitate.  I feel that I'm responsible for the property and the agent should be someone that I can go back to if something happens.  It will be a lot easier to track if the agent is under the same brokerage.

That's an interesting question. In AZ, Dept rule is if the hosting agent is from a different brokerage, there must be a large sign at the entrance of the property informing the consumer that the agent does not represent the seller but is hosting the open house in order to find buyers.

There is nothing wrong with that.

Not sure if my broker allows it or not, but with 100 agents in our office, I can't imagine they would. I would have to really know the other agent and have lots of trust in that individual.

NO, because no matter who it is, it is my name n the listing. An open house is a tool to meet new clients, get new buyers and or sellers. An open house rarely sells the actual house, except in new construction.

I do not say YES for KW agents.

For other agents, I will listen to their proposition and they must attend a house tour I will conduct so the right features are articulated in the manner I deem most appropriate.

wow,  I have never been asked.. and I thought I heard it all by now!  That agent asking... is working for a broker without any client relationship to your vendor... how in the world could that possibly work well for a vendor!  .. and for any listing agent agree to it.. certainly puts the listing agent in a bad light, as ... this certainly does not fit their fiduciary duty to protect the seller interest at all times.

It depends.  I won't let any random agent host open house at my listings, but I have on occasion let a trusted agent from a different brokerage host.  My broker frowns upon agents from other brokerages hosting.

Is there a reason that this agent asked?  Does she live inthe neighorhood? New agent?  I have seen sellers host their own open houses though listed by an agent.  The company advertised it under the agent's name and seller was there to provide the disclosure and information to contact their agent for any questions.

When I was active I convinced another brokerage to let me and my agents  host their REO listings.  I had to get approval from the board in writing along with the other brokerage, state re attorney and  disclosing to the public.  Did this back in 2006-08 and worked great as the listing office broker had no time and limited staff for their inventory.    We were the only broker doing open houses for REO listings. I guess you have to be creative sometimes if you want different/better results than anyone else in the market.
