Tony, In some ways yes but I have some reservations because the market went from one extreme to an entirely different extreme where most markets have experienced a shortage of available housing inventory which puts massive pressure on pricing.

Well... it took alot for us to get here. The banks have been extra hard on those getting a loan. The lack of homes for sale has kept prices up. I am keeping a balance of resales, REO and referrals to ward off evil spirits

It's funny you say that, because I'm seeing another crash coming really soon. I think we have all the same problems we had before with lending and being over leveraged. There is a global economic paradigm shift coming by 2020 (according to the economist I follow). This shift will last for the better part of a decade at least and I don't see real estate being unaffected. The shift is already starting, thanks to California's "Fight for $15", more and more companies are automating their workforce. Hardy's (Carl Jr.'s parent company) already has automated burger making machines and McDonalds has already rolled out ordering kiosks, that by all accounts will have lines behind them when the cashier is empty! Add to that the agricultural industry developing machines to pick berries due to the natural progression of immigrants getting educated and getting better, skilled, jobs.

In my thoughts, the Recession hasn't ended...
We still have low interest rates and inflation is still low. I believe Recession will end, when we start seeing our Interest Rates rise on our Saving / CD accounts and as well in loan products!
