Why add road blocks to an offer when there are multipple offfers? If the buyer loves the W/D, I'm sure they can buy their own. Are they willing to lose a house they love for the cost of an appliance? Seems rather silly to me.

Depends on the strength of the offer otherwise. But overbidding or making additional concessions just to get a washer and dryer makes no sense--why not just buy new ones?

In multiple offer situations, you want to craft an offer as much as possible for the Seller.  If the W/D are excluded, leave them excluded if at all possible.

It is not a good idea with multiple offers.   It's been my experience to go higher than necessary just to win the home.  but if they are insistant on doing so,  I would advise even more money for the purchase price.

It is your buyer's offer, but with multiple offers, you council that asking for the washer/dryer may be the tipping point which gets another offer accepted.

If the W/D were not included in the MLS, then the buyer's agent should have advised the buyers of that when initially showing the property. If the W/D were included in the MLS and the sellers changed their mind about including the W/D and the L/A did not change it on the MLS, then the sellers and the L/A would need  to work out an amicable solution with the buyers. If the W/D was not included in the MLS then I would advise my buyers to not insist on it. Best to always check the MLS as to what is included so the buyers can be informed before showing them the property.

I am not a fan of ever asking for personal property in an offer.  Way too many issues and emotions get in the way.  I tell my clients that real property is what we sell only and if it's attached it is probably included, but then again everything needs to be spelled out and written in the contract to avoid issues.   If it ends up transferring with the property it has to be "without warranty" and no monetary value as lenders often have issue with  personal items on the contract.  I suggest that the buyer and seller agree to these things after the deal is done and closed.  Saves a lot of grief.

Usually I stick with the Appliances listed as included on MLS when I write the offer. If they really like the W/D I'd just give the other agent a call & ask them if it's negotiable.

While I would make it very clear to them that washhers and dryers are readily available in many, many stores and are not irreplaceable items, at the end of the day, if they really want the house, they will make the right decision. I would remind them that they certainly won't get the W&D if they don't get the house, so why run the risk of losing both?

At the moment of presenting offer, the W/D should not be stipulated or it could keep the buyer from achieving the most important step.

The negotiations are not over.

It should be noted the listing agent said, "If buyers can see it, they will want it."

And the buyers agent said, "Don't do anything stupid."

There are LOT"S of ways for the buyer to possess the W/D and could prove to be the most expensive depreciating asset ever acquired.
