Why add road blocks to an offer when there are multipple offfers? If the buyer loves the W/D, I'm sure they can buy their own. Are they willing to lose a house they love for the cost of an appliance? Seems rather silly to me.

If the W/D were not included in the MLS, then the buyer's agent should have advised the buyers of that when initially showing the property. If the W/D were included in the MLS and the sellers changed their mind about including the W/D and the L/A did not change it on the MLS, then the sellers and the L/A would need to work out an amicable solution with the buyers. If the W/D was not included in the MLS then I would advise my buyers to not insist on it. Best to always check the MLS as to what is included so the buyers can be informed before showing them the property.

I am not a fan of ever asking for personal property in an offer. Way too many issues and emotions get in the way. I tell my clients that real property is what we sell only and if it's attached it is probably included, but then again everything needs to be spelled out and written in the contract to avoid issues. If it ends up transferring with the property it has to be "without warranty" and no monetary value as lenders often have issue with personal items on the contract. I suggest that the buyer and seller agree to these things after the deal is done and closed. Saves a lot of grief.

At the moment of presenting offer, the W/D should not be stipulated or it could keep the buyer from achieving the most important step.
The negotiations are not over.
It should be noted the listing agent said, "If buyers can see it, they will want it."
And the buyers agent said, "Don't do anything stupid."
There are LOT"S of ways for the buyer to possess the W/D and could prove to be the most expensive depreciating asset ever acquired.
