Thanks for identifying yourself as a student and for asking the first new question from the Utah school in a LONG time! Usually it's the same five questions over and over and over again!
I'd decide first if I wanted to do residential or commercial. Then I'd pick a niche or a small to medium sized segment to focus on. Maybe target being the expert in certain types of transactions or for certain groups of people, such as people who need a Kosher house.
