I usually invite other Realtors for lunch or coffee.... I am making friends not soliciting for referrals. If I refer a potential client it will be to someone in my office that has the expertise in the area or transaction.
Texas is large so sometimes I will refer to other agents who live in the area close to where the client want to buy or rent.
So don't expect to have someone meet up with you if they know the only expectation from you is a referral from them.... be old friends first. The referrals will come within time.

I've met quite a few Rainers over the last few years, and talked to many more on the phone. It's never like meeting a stranger, more like just meeting a long time friend, just in person for the first time. Much gained from those meetings too, both in knowledge and friendship. I've got quite a few more Rainers I'd love to meet in person someday.

I have met many people via Active Rain. I have not been able to attend the meet ups lately but it's one opportunity that I would not miss.
We are all competing for the same buyers and sellers. Active Rain makes it possible to overlook that and instead to make contacts whether it be for referrals or advice. I doubt we would be able to overlook the competition as we are competing with each other without Active Rain. It would be difficult. Would it be impossible? Perhaps not but Active Rain meet ups help with that and we benefit with the contacts.

There are plenty of real estate brokers, mortgage lenders, title companies, home inspectors, and warranty vendors who are willing to waste my time and pick up the tab. That is why, purpose is important to me.
