We dig into their background but we are not allowed to dismiss them for having a record, it must be something that effect their ability to rent.
Praful does that, too.
That would be left to the landlord and their property manager
Yes, always a credit and criminal check.
I have a client with rental properties where she also requires a vet clearance that the pet is spayed, or neutered, and up to date on shots and has been vet checked recently. Her rental renewals also require a vet check.
I love that! Plan to impliment that...
Debbie, While I am not currently managing rental properties, if I did I would absolutely get a criminal background check!
In the past i did not, but sure should. I dont think you could for all properties though, We rent from upscale luxury units to downtown studio apartments,
If you are not doing a criminal background check, be prepared to be sued for negligent screening if the tenant has a history of violence and attacks someone. In court, you will be portrayed as a greedy landlord who only cares about money, not safety.
Debbie, one of my investors does both and on top of that he charges $25 for all would be applicants to fill out the three page questionnaire/application form. It works great for him as he only has serious candidates and he is always at full occupancy.
Debbie, I don't handle rental properties, but I have investor clients who buy them. I always recommend they do credit checks and criminal background checks. You just can't be too careful these days.
I strongly suggest you do that, but make sure if you do it for one, then you got to do it for all on any one single property to comply with fair housing regulations
We don't personally do them, but the communities we rent at usually does both and the potential renter pays for it...
My management company for my rentals does both Debbie!
I don't work with rentals, but with the Meth problem growing, I would reccommend it. I have seen too many nice properties have to be torn down, causing the owner to lose his investment.
Is it legal to require a criminal background check? I don't know that answer.
Debbie Reynolds I do few rentals if needed. I have never done a criminal background check - but I feel it is a great idea.
I don't manage properties, but our company does have a management division. They manage over 70 rentals. Doing a criminal background check isn't something CLC does.
Definitely! My application processing includes verification of employment/income, rental history, credit check, name/SS check and criminal background check.
YES...most definitely background check along with credit report. I believe we owe a full fiduciary duty to the landlord, especially if you are going to be managing the property for them.
