Nine of the best-selling ZIP codes in the U.S. during the first quarter of 2010 - where homes sold for more than the asking price - were in California, according to a report released Wednesday by ZipRealty. The market with the highest percentage of sales above asking price was in Chicago. In some markets, sellers in move-up neighborhoods are putting homes up for sale, but there is still not a lot of inventory, so the market in those attractive ZIPs can be competitive, says ZipRealty Marketing Director John Oldham. Here are the 10 ZIP codes where homes sold for more than the asking price in the first three months of 2010:1. How do you go about finding your favorite part of a great city?  Rancho Cucamonga is a beautiful city...We are in the Inland Empire, a crown jewel city and close to all...mountains, desert and ocean.  There is a great planning commission, restrictions can be somewhat tight, but in the end it has really helped the city's development. There are multiple areas throughout the city....how do you even begin to describe them?  The one you live in is most easy to describe, right?  That's how you really get the vibe. Do you follow the crime in your favorite city?  School Districts?  Shopping?  What demographics do you appreciate most about your favorite city?  How would you define your favorite city?  I have several favorite cities.  Rancho Cucamonga will always be near and dear to my heart.  I ...

Fannie Mae rescinded the Foreclosure on my B of A Short Sale I had a B of A Short Sale that went to foreclosure auction back in January 2010. I had several good cash offers and I thought I had an extension on the foreclosure sale.  Somehow that information never got to the foreclosure attorneys. Because I was never able to secure the extension in writing, B of A had plausible deniability that an extension was ever agreed to.  When I called B of A, they said they could no longer assist me and referred me to the REO department where I was told it was impossible to proceed with the Short Sale.  To add insult to injury, I had the Fannie Mae REO listing agent on the line informing me that I needed to come get my sign and my lockbox.  What a slap in the face after working so hard on this B o...

The national real estate market, state markets, and city markets all seemed to be wrapped up in a nifty bundle that effect whether your Rancho Cucamonga home for sale will have a buyer.  With the news reports over the last two years about the pop of the housing bubble, homeowners everywhere essentially lost their minds.                        Here are a few examples: Some homeowners panicked and immediately put their houses up for sale Some homeowners chose to walk away from it all, leaving heir homes vacant and mortgages in default Some homeowners went into a flurry of home renovations, with the idea of selling National and Rancho Cucamonga homes for sale shot through the roof The amazing thing isn't that the real estate market seems to be stabilizing - that's not the miracle.  The mir...

Rancho Cucamonga Is A Great Place to Call Home! Crowned by the majestic San Gabriel Mountains, the three communities of Alta Loma, Cucamonga, and Etiwanda voted to incorporate into the city we now know as Rancho Cucamonga.  Located just 40 miles east of downtown Los Angeles, the City's boundaries cover an area of approximately 38 square miles in San Bernardino County.   Once a laughable synonym for a far away funny sounding place, especially on the Jack Benny Show, Rancho Cucamonga has now become a premiere city in Southern California's Inland Empire.  As a tribute to this 'publicity', the city of Rancho Cucamonga built its minor-league baseball stadium, The Epicenter on a street they named Jack Benny Way. The city of Rancho Cucamonga is home to the Rancho Cucamonga Quakes, a minor lea...

1. Don't make lowball offers on a Rancho Cucamonga Short Sales. Lenders don't have time to play games.  Typically Lenders follow guidelines and want to net at least 85% of the home's fair market value.  Buyers educated to today's market know that lowball offers, asking for more than 3% in Buyer's Closing Cost will be rejected and in this multiple offer environment they may not have the opportunity to make a counteroffer. 2. That's why the Buyer's Agents experience is crucial.  However, your Agent has to be knowledgeable enough to guide you in drafting a successful Short Sale offer strategy.  But it's going to be equally crucial for you to follow their advice and not listen to Uncle Bob who use to sell real estate 5 years ago in a very different market environment or Late Night infomerci...

Battle over taxing 'short sales' rages on By BRIAN JOSEPH bjoseph@ocregister.com Original Link April 15 is just a few weeks away, and still the governor and the Legislature can’t agree on what to do about short sales. As we reported earlier, California, unlike the federal government, no longer offers tax relief for mortgage debt forgiveness. Starting in 2009, mortgage debt that your lender forgives when you sell your home at a loss is now taxed, like income. That means that thousands of Californians who sold their homes at a loss last year in what is commonly known as a short sale are now, depending on their personal tax situation, on the hook for potentially big tax bills from the state. Last week, the State Legislature sent the governor a bill by State Sen. Lois Wolk, D-Davis, that w...

I just wanted to share some interesting short sale news as provided by the California Association of Realtors.   Brought to you by the CALIFORNIA ASSOCIATION OF REALTORS® UNDISCLOSED SHORT SALE PAYMENTS MAY BE ILLEGAL Undisclosed payments in short sale transactions, especially those paid outside of escrow, may violate the law, including RESPA, laws against loan fraud, and licensing laws.  Short sale agents have increasingly reported to C.A.R. about requests for agents and their clients to pay junior lienholders and others, oftentimes outside of escrow. One common scenario is when a short sale seller's senior lender authorizes a payment of $3,000, for example, to extinguish a junior lien, but the junior lender demands that the buyer pays an additional $9,000 outside of escrow.  Not ...

Take a Look at Roost in Rancho Cucamonga I’ve been working this evening on setting up my Facebook Fan Page to better engage and educate my Rancho Cucamonga Facebook visitors.  In looking for a way to add local homes for sale to my page, I just ran across a Real estate technology company called Roost Inc. that has just launched a new real estate application designed to help real estate agents build their presence on Facebook.   Their Social Real Estate application was quick, easy and free and includes a Rancho Cucamonga Market Snapshot. It took me minutes to add their "Real Estate" tab that displays local market data to my Facebook Fan Page. It has information on Market Trends, local school information and some walkability data.  It even included a few Active Listings in Rancho Cucamon...
