My Favorite Places to Enjoy a Coffee in La Jolla, CA In no particular order, since it’s based on what drops in, as my urge to visit for “any given day”. (Yes there is a Peet’s and a Starbucks in La Jolla, but why bother? Annual La Jolla Cove Swim Club Polar Bear Plunge is January 1 First off I have to say I admire those who decide to jump in the cold ocean in the middle of winter, or even parade around on a chilly beach in a bathing suit. Not for me, now or ever! And this is no doubt a tad bit warmer than doing it back in Boston, for example. Seems to me they also did this sort of thing back in Minnesota. Of course you had to dig holes through the ice in the lake. My opinion aside, New Year's Day, Friday January 1, is the date for the annual La Jolla Cove Swim Club Polar Bear Plunge. This will be accompanied by chili (potluck) you bring and perhaps other warm food to complement, with cider and coffee to be provided.  The polar bear plunge is NOT being held at La Jolla Cove but at Kellogg Park in La Joll...

Does your State's Law allow a Landlord to enter a dwelling at will, or must he get permission from the Renter or give notice?  Most landlords, I would hope, realize that in most cases notice must be given prior to entering an occupied rental unit. Of course there are exceptions to this rule and in some cases giving notice isn't enough. Under good circumstances a landlord or representative (property manager) would arrange with the tenant a date and time to access the premises. In my blog last week I discussed targeting great tenants and rehabbing the fixer upper, in my 3 part, Becoming a landlord series, today I’m going to discuss how to detect a looming market collapse. The housing market follows a cycle that can be tracked, in fact you can look back in history as far as 1818 and see that the real estate cycle is generally completed within an eighteen year window. Throughout history there are a couple exceptions to this eighteen year window one being World War II and the second being in the late 1970's when interest rates nearly doubled.
