Only 24 Woodbridge homes sold in March 2015, at prices from $270,000, (for a 2 bedroom attached condo at 83 Smokestone), to $1,400,000 for 5 Coldbrook, a 6 bedroom SFR in the Gables tract.The seller's market has become stronger, as many more homes went into escrow last month, but few were listed. One of the ones in escrow is my 75 Limewood listing in Woodbridge's Landing II. Check out its double entry doors with leaded and beveled glass. President Barack Obama announced on January 7, 2015 that the Federal Housing Administration (FHA) would lower its annual mortgage insurance premiums from 1.35% to .85% (for loan to values above 95%). Although a date has not yet been announced for when this will go into effect, the lower mortgage insurance drop is fairly significant. FHA Mortgage Insurance Has Increased 4 Times Since 2010Since 2010, when the annual mortgage insurance premiums (which are paid on a monthly basis) were only .55% for loans over 95% loan to value, the MI has increased four times. In October 2010 the rate increased from .55% to .9%; in April 2011 it increased to 1.15%; in June 2012 it increased to 1.25%; and in April 2013 it increased to where we are now at 1.35%. The VA loan limits for 2015 in Orange County, CA will be $625,500, which is a little lower than last year but still a high limit considering there is no down payment required. The $0 down VA loan limit in 2014 for Orange County was $687,500, and over the last few years the limit had gotten as high as $737,000.
