I did hundreds of short sales from 2006-2011 but I never sent letters.
Back then there was so much short sale service fraud, sending letters was suspicious to so many San Diegans. I typically was contacted through my marketing or referred by my database.
If I were to send letters to NOD homeowners, I'd likely keep it to a short inquirer letter that shares the great advice of avoiding foreclosure by doing a short sale assuming there's no equity in the home. Include a Market Report so they know their equity or lack there of.
The biggest regret short-sighted people had between 2007-2011 was choosing to foreclose over working to short sell. Why? Because they destroyed their credit for 7 years or more, making it harder to rent, harder to get a car, get certain government jobs and much harder to recover and purchase again. I'd be the bearer of help through information and options, not doom and gloom.

I never sent out any short sale letters. We helped our SOI that called us and that kept us busy. There was a short sale group......but sorry I don't recall the name of it anymore.

I would prefer to be the buyer of shortsales and foreclosures than the agent selling them. About the same amount of work, and a lot more money.

Hmm, soliciting for short sales, that's interesting. It doesn't seem like short sales are very common these days so your audience is likely very small. I have never really done short sales and don't have a letter to provide to you.

I tried several letters Lorraine Dsouza and nothing worked very well. What worked best for me was contacting expireds that had been on the market a long time. A good share of those were heading to the short sale table.

Short sales were my bread and butter for years. Short sales were all that I did. Never sent any letters. I created a website and people called me. Then I was getting referrals. Letters are suspect as others have mentioned.
If you do decide to send letters, write them yourself. Be authentic. Let people know how you can help and why they should hire you. No one can speak for you better than you.

Like many who have already answered, I did plenty when the market had crashed. Never wrote any letter soliciting them. I did have a great deal of success anytime I wrote about a short sale success on my blog though. You could almost time it. Within thirty minutes of posting a successful short sale close, someone would call wondering how I did it and want to meet with me about their own situation.
I don't foresee values falling enough to make short sales a possibility this year.

I don't see short sales happening in my market because many of them paid cash. Those who did have a mortgage, refinanced to the much lower rate we had. Those who could not qualify to refinance, I would think have equity in their home since prices have risen in the last 2-3 years. So short sales is not what I would be going after.
