Thomas J. Nelson, REALTOR® | San Diego Real Estate Since 1999
Husband. Father. REALTOR®. Real estate investor. Entrepreneur. Eternal student of life.

I’ve been a member of the ActiveRain community since August 4, 2008, and a San Diego REALTOR® since 1999.

Today, I’m brokered by Big Block Team @ LPT Realty and am the owner of Vision Drive Realty in San Diego, California.

Since the beginning of my real estate career, I’ve believed that experience alone isn’t enough. You have to keep learning. Since 1999, I’ve invested heavily in professional coaching and training through Ninja Selling and Buffini & Company, along with Michael Gerber’s E-Myth Academy and other industry-leading programs.

The goal has always been simple: keep raising my standards, sharpen my skills, and become a better REALTOR®, business owner, advisor, and human being every year.

Do You Know What the Market Says Your Home Is Worth?
Thomas J. Nelson “Has Your Six.”

Real estate rarely goes exactly according to plan.

That’s where experience matters.

Since 1999, I’ve helped residential sellers, buyers, investors, Veterans, Active Duty military families, seniors, teachers, landlords, and homeowners navigate both ordinary transactions and the situations they never saw coming.

My job isn’t simply to sell a house or write an offer.

It’s to provide experienced guidance, protect my clients’ interests, anticipate problems before they become bigger problems, communicate clearly, negotiate effectively, and help get everyone safely from where they are to where they want to be.

For sellers, that means positioning the property to achieve the strongest market response and price possible while minimizing unnecessary hassles, surprises, and delays.

For buyers, it means understanding value, negotiating intelligently, managing risk, and having an experienced advocate beside you from the first conversation through closing.

Small Enough to Care. Big Enough to Deliver.

Real Estate Is Local. Relationships Are Not.
My business has been built primarily through Working By Referral.

I’m connected to a trusted network of highly experienced REALTORS® throughout the United States and Canada, along with a local team of 12 associate-partners who help serve clients throughout San Diego County and surrounding Southern California markets.

If you’re moving across town, across California, or across North America, there’s a good chance I know someone personally who can help you.

My referral relationships have been developed through decades in the ActiveRain community, Buffini & Company REALTOR® network, Ninja Selling community, and the real estate industry itself.

I don’t simply pull a name from an online directory. Whenever possible, I want to know the professional I’m referring you to.

I’ve Been Through Tough Markets Before
Between the housing downturn and Great Recession of the late 2000s and early 2010s, millions of Americans lost jobs, homes, businesses, and financial security. Hundreds of thousands of real estate professionals left the industry.

I kept going to work.

Every day except Sunday. Sundays have always been my family recharge day.

During one of the most difficult real estate markets of our generation, I continued serving clients while also buying two homes of my own: one to live in and another to hold as a rental.

That period taught me lessons no classroom could.

Markets change. Interest rates change. Technology changes. Contracts change. Consumer behavior changes.

Character, preparation, relationships, financial discipline, and the willingness to show up when things get difficult do not.

I’ve sometimes described myself as a “Winter Patriot” rather than a “Sunshine Soldier.”

When the market gets challenging, I don’t run from it.

I get to work.

REALTOR® + Real Estate Investor
My real estate experience didn’t begin when I received my license.

I’ve been involved with residential real estate investing since 1982, including buying and holding property, rehabbing, wholesaling, fix-and-flip projects, and managing property for myself and my family.

I became a licensed real estate professional in 1999 and have continued investing in education throughout my career.

My professional training has included:

Ninja Selling
Buffini & Company / Providence Systems
Michael Gerber’s E-Myth Academy
Sandler Sales
Certified Residential Specialist education
Accredited Buyer’s Representative education
Pricing Strategy Advisor training
Military Relocation Professional training
e-PRO® technology training
WinForms / ZipForm training
Real estate investment education and coaching
Ongoing contract, negotiation, market, technology, and business-development training
I’ve also served as a trainer, mentor, mastermind facilitator, and resource for other real estate professionals.

Proud to Serve Those Who Serve
A significant portion of my career has been devoted to helping Veterans and Active Duty military families.

For years, I served military clients through programs associated with USAA and Navy Federal Mover’s Advantage, helping service members and their families buy and sell homes throughout San Diego.

I’m Military Relocation trained and understand that military families often face timelines, PCS orders, deployments, financing requirements, and logistical challenges that are different from a typical residential move.

I offer discounts to Veterans and Active Duty military families as one small way of giving back to those who serve.

I also proudly work with many educators and offer discounts to school teachers.

Leadership, Networking & Community
My career has always extended beyond individual transactions.

While at Coldwell Banker, I facilitated a mastermind group for graduates of the Buffini & Company Peak Producers program.

I’ve also led a biweekly networking group of approximately 40–50 Veteran entrepreneurs through the San Diego Regional Chamber of Commerce, bringing together business owners, professionals, and Veterans to build relationships and help one another grow.

That philosophy carries directly into my real estate practice:

Relationships first. Business follows.

Published Author, Speaker & Media Guest
I’m a published co-author of The Power of Mentorship for the Business Entrepreneur, alongside contributors including several of my longtime business heroes such as Zig Ziglar, Brian Tracy, and Jim Rohn.

My writing has also appeared in Mobile Beat Magazine and Mission Valley News & Views.

Over the years, I’ve been featured or interviewed by media including San Diego 6 News, KSJO FM, KSAN FM, and ESPN AM Radio.

Before and alongside my real estate career, my background in entertainment, marketing, networking, and entrepreneurship taught me something that still shapes my business today:

People remember how you communicate with them, how you make them feel, and whether you do what you said you would do.

Recognition I’m Proud Of
I’ve received multiple sales-production awards throughout my career, including Bronze and Sterling recognition.

In 2023, I was especially honored to be recognized as a runner-up for the Better Business Bureau Torch Award for Ethics.

But the recognition that means the most to me comes from clients.

For 15 consecutive years, I’ve earned 5-Star recognition among San Diego real estate professionals for outstanding customer service.

Sales awards are nice.

Trust earned repeatedly over many years means more.

My Business Philosophy
I don’t want to be the REALTOR® you use once.

I want to become the real estate professional you trust enough to call again, recommend to your family, and introduce to your friends.

That’s why my business is built around relationships rather than transactions.

If I take great care of you, tell you the truth even when it isn’t what you hoped to hear, protect your interests, communicate well, and consistently do what I said I would do, the referrals tend to take care of themselves.

That has been my business model since 1999.

And I wouldn’t have it any other way.
