Some go with trial and error, others study and get help from those who have made the mistakes already.

I don't use real estate as a financial vehicle. I prefer to be more liquid at this stage of my life. That being said, I'm not inclined to discuss my financial situation and investment strategies in a public forum.

Good for you Joel Jones but keep in mind that being a landlord is NOT a sure bet on financial freedom.

Having a go to mentor or broker is key for anything you don't have experience with.  And my wife/broker still comes across new things after 28 years in the business from time to time and often consults someone else (legal hotline, local attorney, other brokers etc) because going it alone is not the way to go

I never set out to learn by trial and error and I do everything i can to avoid it. But i do learn from my mistakes and with new groups who share such good advice, i like to share stories so others can learn from any mistakes in real estate. 

Real estate provided a comfortable career allowing me to retire.

Hard work and preserverance.

Finding financial freedom is one of the main reasons I started a career in real estate 10 years ago.  I have been investing in single family rentals, notes and even an apartment partnership.  Some have been more successful than others.  I have made mistakes, but luckily most investments have been good.  My real risk was to do nothing since I have no other retirement plan.

I don't think PM allows the practitioner that level of freedom.

my past participation in real estate enabled be to stop listing and selling 13 years ago.. I just market for my daughter....and previously for others in the office....

 You can manage your own properties w/o being a broker. So you know most RE brokers do not the same property management insurance often will let you go as a realtors.

Good job - keep going. I may or may not  achieve "financial freedom" as I tend to live and donate to causes that I believe create better communities for us all to live in rather than "invest". Although it is true I could probably donate more over the long haul if I successfully leveraged some of my income. Perhaps I will develope the discipline but so far I have not.
