I don't know... I don't target anyone on Facebook with ads. I spend my money targeting my sphere and data base. There was life before Facebook and it was good.

That's a tough one. You don't want to pay to target every single potential buyer on FB if it isn't a home they'd consider. Not everyone is in the first time homebuyer range or the luxury homes range.

Must say, I don't really care! We tend to pay too much attention to what does not benefit us enough to justify the time.

I do not focus on FB for Business. Not a fan of FB or all the political crap and hate that is spued there on a daily basis.
I market with highly targeted direct mail. It works.

Facebook is simply a tool. Provide good information and you'll receive leads based on the info you provide

You can still do lots of things. Carla Freund gave a list in another Q on this.
You also have to upgrade your Ads Manager from what I believe to have the best breakdown.
Something simple as a zip code can change your results.
Never heard of a title company helping out in my attorney state at all. LO's can't do ads like we can either without all their license info, etc.

I would go with #3, geographically targeted goes hand in hand with income.

When I talk to prospects asking where they work and what they do, I have pretty good idea about their affordability. Just ask Sam.

FB is just icing on my "Sphere Cake!"
In fact, I just got a referral from a client on FB this evening - parents moving to town and they wanted to connect us.
I just hope they don't ever get into trouble for targeting ME on FB!

Suspects! hahaha.
There is data that can be purchased that includes household income, although I don't remember where it comes from. We used to use it in my last corporate job to develop propensity models that identified which towns/etc might be most likely to purchase our product. If someone were to purchase that, they could come up with their own household-specific income level info. It might not be incredibly accurate but would be a starting point.

I'm not sure what targetting metrics you can use as I refuse to pay FB any money. I'm sure you can creatively do something like "people who are into yachts" for the wealthier.
Or just stop using facebook and find an alternate route to advertise to them. Maybe Pinterest?

For me, Facebook is about staying in touch with friends and family not advertising.

Our population is so small that if we try to target too much then fb warns us that we have insufficient people for the add.

There are no limits to who you target, as always it's all about & in the copy and call to action.

I dont target suspects
I do try to atttract target audiences... mostly by using advertising methods that atttract buyers and or sellers to what I am marketing.

Zip code may indicate the income in most markets. Job title and employer type also will do what you need
