I have listed over priced homes but I do not over price homes

Pricing is an art, not a science .  I don't take overpriced listings.

No. I just can't get myself to do that even if it means the sellers hire someone else.  I would not be able to sleep at night knowing that I know better and it won't sell over-priced.  This statement means I know my market well. We are in a sellers market. Buyer will drive the price up. 

NO - My sellers price their homes - with my guidance.  If they want to overlist, they find another agent!  Been there, done that and refuse to do it ever again!  ;-)

It would be an accident or a quirk on the market. Normally what I do on listings is have in writing an automatic price reduction in two weeks.

That is certainly not my goal.

We don't price the homes, but we make every effort not to agree to take overpriced listings. 

No no. I took a land listing in 2009 it was way overpriced.  3 years got 2 calls.

As long as the seller signs an agreement to reduce the price automatically in two weeks.

Depends on how ready to sell that I am, sometimes I am only interested in selling if I get a really great price.

I have made the mistake of taking a listing that was overpriced. It was definitely a learning experience!!! One that I don't want to repeat!!!  

I don't.  But, some sellers I represent do.

I collect enough current market data to help guide my clients to an appropriate list price with a plan to adjust such if we do not effectively connect with the market.

Our market is crazy right now, and have priced a home a BIT over fair market value, depending on competition and comps.

Depending upon the listing.  I will give my seller the comps and explain.  Seller can overprice a little if the home shows well.

No, no and no, over priced listings do not sell and can cost money and wasted time. Sold homes attract new listings and buyers, so price to sell.
