be careful how you spend your money - there are easier and cheaper ways to generate leads - the old fashioned way - rather than these expensive pie in the sky ones

I tried them back in 2005. You may find the leads do not pass the ready, willing and able test as I discovered. Good luck. You will be better off door knocking.

You will get buyer leads but do you know how to sell Foreclosures? If not don't waste your time

You may have better results by using your budget to generate your own leads.

I have never used that site but I would search the activerain network and see if anyone has blogged about it. May give you some insight.

Faye,
You must understand who uses RealtyTrac.
If the RealtyTrac user population is defined in your 'perferred client' definition, then give them your money because your strategy aligns with this population.
If, however, your business model is traditional owner occupied residential resale, this choice will send you onto a tangent where your customer relation skills will be tested.
Be aware, if the source of the leads you are buying is dependent on MISREPRESENTATION in order to stay in business, what will be the nature of those leads you get?
Sometimes Faye, I need to pay for the education I get. However, a wise person will benefit from the education for which others have paid.

A big NO. Many consumers are very frustrated with them selling a service they can find for free. Many frustrated buyers have called and emailed about ads from Realty Trac mixed in with listings for homes in foreclosure that were not for sale

They're ok for what they do. I would check with your MLS, because you might be able to add Realtytrac there at a lower cost. Also, you can do a trial subscription.

Faye Ette Williams - It's up to you on what your plans are. If you want Foreclosures to be part of your business, by all means - go ahead.
I had this account for about 5 years - and very rarely used it!

I prefer ReboGateway, I believe it's double the price, it's not perfect, nor need be, but well worth my time and money to say the least.
In a response to some of the comments on this thread; What we are talking about is data sources for "transitional leads" NOT how to cultivate them for business or investment...WHICH is the MOST important part of this real estate prospecting equation.

I feel very strongly that these are not cost effective lead generating tools. Learning to prospect is one of the most important real estate skills to develop.

The only experience I've had with RealtyTrac is threatening to sue them for stealing content from my blog, without crediting it's source. They quickly removed the content.
