No, our Sellers specify right in the MLS "DO NOT CONTACT". It is seen as a bottom-feeder activity up here. Our Sellers are more than capable of reaching out to the Realtor of their choice when they are ready.

No I don't. If it is not relisted and I actually have a buyer I generally call the last agent. It's juts never been something I'm comfortable with.

I used to, but in the last 2 years we have so few expireds in the areas I work, it's not worth the time invested. When I did work them more aggressively in the down market, I would use snail mail in a combination of dripping them with post cards and regular envelope mail. I've heard from too many homeowners how much they hated being barraged with phone calls and drop-by's that I am always reticent about do so, myself.

We do not chase Expireds...with the divorce part of our practice...the lawyers and judges chase them for us after the friends,, neighbors and relatives priced the property toooo high....we are referred.

My expired sellers usually have a strategy why they are not relisting. Either changing their minds, renting, waiting for awhile to relist. But they always want me back when they are ready. And, of course, they tell me about all the mail they get from other agents who want the listing.

I prospect expireds. I prospect old expireds, not the ones that just come on the market. I send a letter and door knock on the ones in great locations and higher prices.

I have never gone after expired listings. For me, it is easier to work on another sale.

Good morning Jeff. A couple of my Realtor referral partner will actually go the the property to attempt to meet with the owner, both are very successful.

The agents who specialize in expires often get a sort of dodgy rep with their colleagues. Not that that should stop one from trying. There just aren't that many around here.

I work EXPIRED and WITHDRAWN via a mail campaign.
EXPIREDs - Letter to hit their mailbox within 2 to 3 days, then every two weeks till told to stop by them or the home comes back on the market.
WITHDRAWN - Letter to hit their mailbox within 2 or 3 days, then once a month till told to stop by them or the home comes back on the market.
Successful - yes. but not a fruit-full as one would hope. Have picked up a new listing from a withdrawn neighbor. The withdrawn was sharing the information I was providing with them.

Jeff Dowler CRS working by referrals help me generate enough leads - no point going after someone who may slam the door on your face!

We made a lot of money calling expireds some years ago. Haven't done it in a while.
Today, I would get legal counsel regarding the "Do Not Call List" before getting on the phone.

I have never had enough success to justify it as part of our business plan. There may be a few I may go after on a case by case basis but nothing systematically.

I'm working on expireds. Something new this year. Right now I'm mailing and plan to drop off information in a stop by soon. Will see what works best. I'm not one to sit on the phone and call the day it expires.

I haven't been going after expired listings but I plan to start. I will begin by mail or phone for an appt. Some agents are having success with expired listings.

Yes. We call and those we cannot find a phone number for we use mail. Calling works pretty good for us but we don't call the day a listing expires. We wait a while and then start to keep in contact with the seller. We have also had some success with calling older expireds

Jeff - I haven't really tried to go after expired listings, but have considered it. Good question, and thanks to everyone for sharing their answers.
4,426,399
Do I? I don't.
Why not? It's one of the many things I tried when I was new and it never "connected" with me.
I'll certainly come back to see what others say.

I starting working my sphere of influence which continues to grow. I spend time with the people I enjoy and do not advertise, cold call, door knock, farm, etc... My clients come from referral; this brings me people that come in with a level of trust already in place from both of us.
5,628,239
I do not, have a good sphere that calls me FIRST to list their home. I have found expireds have not sold for a reason, and they are more difficult to sell.
1,466,107
Jeff Dowler CRS Yes, I send a letter with a call to action for requesting a proposal. One month later, after checking to see if they have not relisted, I send another letter. If I don't get a response, I take the hint.
32,051
When I can't find a perfect property for a buyer, I'll look back at expired to see if something fits. I'll send letters and drop by expireds that look like good fits for a specific buyer - I won't prospect expireds randomly.
Most sellers are so annoyed by the robo calls and automated mailiings they need a specific reason to call, it works. Occasionally I'll get a listing out of it if the property isn't quite right for my buyres.

I hold myself accountable in just my Primary market (1 of 16 school districts in our County). Drop by !!!

Good morning Jeff. After I get my real estate license, I will explore this avenue.

Jeff,
The few times I have worked expireds I go by in person. If they aren’t home I leave a flyer and go back that evening.
