I'd have done the same and let the Listing Agent know.  Could have been harmless but wise to move on to the next home on the list.

When this happens, you move on to the next property. 

Some areas are having issues with unauthorized occupants and you put yourself at risk if you enter a property with squatters.

Call the listing agent.

Had a similar experience and found out a seasonal renter had moved in.

That's why I always ring the bell, when front door open announce my presence and then send Sasquatch in first.

I think you did all you could.  When I try to reach an agent and they are not professional enough to reply in some form  by Email, text or phone. I call the main office number and ask for broker to get any issues solved.  Many times agents just don't take care of business.

I would call the agent and if he or she did not get back to me then I would call the managing broker or the police if it appeared that someone was in the house that was supposed to be vacant.

All you can do is contact the agent.  If there is a legit problem, they'll need to have the sellers deal with it.  Not your place to be involved beyond that.

I remember one time opening a door to a vacant condo and  finding a man in his underware sitting in  a chair.  We did not go in.

I called to tell  the agent and she did not believe me...ha!

I would think squatters go in, and did not want anyone else in.  I would have called the lsiting agent, and left it there.

You did the right thing.  No much else you could have done!  Have you checked with the agent again to verify whether it is indeed vacant now?  I hope they keep a better eye on things.

I would have called the listing agent as well. I have many vacant bank owned listings, some of which are not yet on the market i seem to get to once a week and find all sorts of crazy things some days.

Paul - I would have done the same thing you did, and if I didn't get a response, I would have called the listing agent's broker to find out what was going on with that home.

A home that was chained on the inside seems a little odd to me?

Sometimes those chains can be locked into place from outside.  However - unless the showing instructions specified this was the case, and how to access the property, I would have notified the Listing Agent and moved on.  If my Buyer still wanted to see the property, and there was no response from the Listing Agent within 24 hours, their Broker would be my next call.  If no answer within 24 hours, MY Broker would be my next call.
