I attend a new agent's first closing, after that no. I feel that they do not need me looking over their clients. I monitor all the files and do my best to see that everything go smoothly beforehand.

Interesting question Frank.
As an agent, I never had the broker attend my closings or anyone's closing in the office. I have worked with several companies, big brand names and smaller independents.
As a Broker/ Owner, I have attended 2 closings at the agents request.
1. There was some hostility between the seller and buyer
2. New agent with first closing and she needed someone there in case help was needed.
I think some agents would feel uncomfortable with the Broker "looking over their shoulder", although I know that is not the intent.

I am also an owner/broker. I attend ALL of my closings and reuire those agents that work for or with me, to attend theirs as well. You work hard to get a sale to work and must be there to see it through and support your client as well as answer their questions.

as a settlement attorney, I can tell you that when the Broker shows up along with the agent, I assume something is wrong. At best, it is a new agent, but more likely, some real problem. If you do this, I sure hope you let the attorneys know in advance. I see a broker and I figure long, difficult settlement.

We don't have "closings" in my part of the world. Everything is handled by the lawyers and never do the Realtors nor the buyers and sellers meet. Makes for a smooth sailing to what might have been choppy waters!

Never. Our closings are not with an attorney and the buyers/sellers typically never meet.

Heck no. In fact, if closings take any longer, I won't be attending them soon. They're not getting faster or easier & there are always stupid problems.

Mine never does. I'm in a bigger firm so it's not too realistic. Great support up to the closing and checks paperwork, but the way they explained it was that the closing was our chance to cement a long-term relationship with our client, not the firm's chance to step in as a supervising entity.

I like the idea of attending a new agent's first few closings but as an experienced agent I do not want or need my broker attending my closings. Since they don't have a relationship with my client, I think it would be awkward.

With over 100 agents in our office, I don't see how my broker could attend everyone's closings. I doubt if most agents would want their broker there anyway. If it's a problem deal where agents is expecting problems, then maybe consult with broker about attending. Otherwise, just agents, buyers, sellers, loan officer, and title officers need to be there.

Wow, that is amazing. No, my broker has not attended any of my closings but considering there are nearly 900 agents at Tierra Antigua Realty, not sure that is an option for my broker. Heck, a lot of agents dont even attend their clients closings here! I do :)

I think that is a very postive and supportive thing to do and the buyers and sellers have to think you care by taking your time to come see that all is fine.

No, my Broker does not attend our closings. If he did, there would be no time for him to provide us with excellent training and educatinal classes as well as be available to answer questions from the 550+ Agents our company has.

Dear Frank,
Until someone invents a good cloning system, the 72-hour day & a reliable transporter, I would not expect this to happen. Why bother with the routine & mundane, when there are so many fires to put out? I appreciate a pop-in, if we are at the same closing company, but no need to waste time on unproductive endeavors. Better to work on improving our office systems & processes.

I question why I need to be there, let alone another person. When I am dealing with investor clients I never go, they know what they are doing. When dealing with a retail buyer I go so I can take some pictures so they can announce on Facebook they just bought a house.

Seriously though, so many of my buyers and sellers are on the mainland, I rarely attend closings. I have had several closings where I have never even met my client in person. So my final answer would be - NO

Say Whaaaat!?!??! With all the other duties of a good broker how do you find the time to do that. Other than for the first few closings of a new agent I wouldn't think that should be necessary. Personally, I would be offended if my broker thought it was necessary to attend any of my closings.

Only one time I asked my broker to be there because I was feeling really ill. She stated that as long as the documents were in order there was no reason for anyone to be there. I stated my clients were very young first time buyers. Spoke with the title company and I ended up being there vocally on speaker phone. I had a nasty fever and was on antibiotics. Better than nothing and I didn't contaminate anyone. Had a good closer who did a great job to make the buyers feel at ease.

As an agent, Broker Associate, I attend all my closings if logistically possible and I'm a very busy agent. I find it important to take that final step to be there for signing loan documents as often questions come up. I'm not there to answer loan questions but to make that call to the professional that can answer those questions. I would rather be there in person than to receive the call that something is holding up the closing.

In my entire career (including my first settlements) I have never had a broker/owner or manager attend a closing. It should certainly be part of the program for new licensees as well as newly transferred licensees. As an Associate Broker I attend initial listing appointments, Buyer Agency Interviews, Agreenment of Sale presentations, and Closings for agents that I personally mentor. Because of my close involvement with new agents that I mentor problems are at a minimum and most often don't arise.

I can't imagine an agent not attending a closing as that is part of what they are being paid for. The Broker might attend random closings but surely couldn't attend all! To not represent your Client at closing, whether seller or buyer, is extremely unprofessional and irresponsible .

IF this is how you better service your business then I say do it, but as a broker my time is better spent working on the deals and not at the closings. When you get to closing my work is done.

Frank - I have never had a Broker attend a closing. I try to attend all of my clients closings, whether they are buyers or sellers. Typically the loan officer will attend the buyers closing. Buyers and sellers most often sign at different times, and many agents do not attend their clients closings here.

Our broker does not attend and neither did the 2 before him and the 2 others from other agencies. We don't attend either. If it's a financed deal they certainly do not want us privvy to their finances and if it's cash it closes quickly, quietly and usually over a fax machine and FedEx package.
