In Palm Springs California there are multiple types of property. We have a large percentage of Condos as we are a big vacation resort destination spot.  In addition to that we have lease land issues because a big percentage of the land we are on is actually owned by the Indian Tribe.  So a house on lease land that is the same as a House on FEE LAND are not equal in value. Interestingly, for a resort known for Golf there are really not that many courses in Palm Springs. A much larger percentage of the golf courses are located "Down Valley" as we say in cities like Rancho Mirage, Palm Desert and La Quinta. I've closed dozens and dozens of short sales here in the Palm Springs Valley.  From the Western city of Palm Springs, through Indian Wells, Rancho Mirage, Palm Desert to the Easterly cities of Indio, Coachella and Thermal.  The peak year was probably 2012.  In 2013, the numbers of distressed Sellers I helped dropped dramatically..great!  My equity Sales were booming, so it made sense that the Short Sale numbers were decreasing.  So far, in 2014, it's felt pretty stable..the market in general.  But, the past 2 months have seen a large increase in the volumne of calls from underwater homeowners again!  What's going on?  Two things I think.. 1.  The HAMP loan mods that were taken out in 2009 are resetting this year.  They will reset by as much as 1% this year, and continue to reset each y... 07/20/2014
