Many experts have been calling upon home builders to ramp up construction to help with the lack of existing inventory for sale. For the past few months, Irvine new home sales have surged, with the recent total coming in at the highest since October 2007. Irvine is a great example of a city with brand new housing inventory cropping up quickly!Irvine new-home builders include Brookfield Residential, California Pacific Homes, Irvine Pacific, KB Home, The New Home Company, Richmond American Homes, Shea Homes, Taylor Morrison, Toll Brothers, TRI Pointe Homes and William Lyon Homes. The estimates from the US Census Bureau and Department of Housing and Urban Development show that recent sales were 31.3% higher than this time last year, and 12.4% higher than last month, at a seasonally adjusted ...

Almost every real estate conversation revolves around the continuous rise in Irvine house values over the last four to five years. Some have even mentioned a concern about another possible bubble forming. However, the recent increase in prices can be attributed to a very simple principle: supply and demand.DEMANDDemand for single-family housing has continued to increase as the economy slowly moves forward. Recent surveys have shown that over 80% of each generation still believes that homeownership is a part of the American Dream. And a recent Gallup survey showed that Americans believe that real estate is the best long-term investment.SUPPLYOver the last several years, many homeowners were unable to put their homes on the market for an assortment of reasons (family finances, no or limit...

According to Bankrate's recent Financial Security Index Poll Americans who have money to set aside for the next 10 years would rather invest in real estate than any other type of investment.Bankrate asked Americans to answer the following question:"Which would be the best way to invest money you did not need for more than 10 years?"Real Estate came in as the top choice with 25% of all respondents, while cash investments (such as savings accounts and CD's) came in second with 23%. The chart below shows the full results:Sterling White, co-founder of Holdfolio, gave one reason as to why real estate may have ranked so high."Houses are tangible. You can physically see and feel the product. So you know where your money is going."The poll also found that for the "26th consecutive month, Americ...

There are many benefits to home ownership. One of the top ones is being able to protect yourself from rising rents by locking in your housing cost for the life of your mortgage. There are many families renting in Irvine, CA who may be wishing they could buy their first Irvine home. Check out these benefits of buying.Don't Become TrappedJoathan Smoke,Chief Economist at realtor. com, reported on what he called a "Rental Affordability Crisis." He warned that,"Low rental vacancies and a lack of new rental construction are pushing up rents, and we expect that they'll outpace home price appreciation in the year ahead." In the Joint Center for Housing Studies at Harvard University's Report on Rental Housing, they reported that 49% of rental households are cost-burdened, meaning they spend more...

As we make our way into the New Year, (am I the only one who feels like 2016 whizzed by?!), the National Association of Realtors, The Mortgage Bankers' Association, Freddie Mac and Fannie Mae are all projecting that home sales will increase in 2017. Here is a chart showing what each entity is projecting in sales for this year and the next.As we can see, each is projecting sizable increases in home sales next year, and I believe that Irvine home sales will see the same increases. The Irvine market is hot right now, with the seasonal low inventory. A house I listed for sale on Silkgrass, in the Woodbridge Windsor Estates tract, saw a lot of interest, and sold after less than a week on the market. We close escrow on about January 26th.If you have recently been thinking about selling your Ir...

There are some experts questioning whether the current pace of residential home sales is sustainable. Are too many people buying homes like in 2004-2006? Are we headed for another housing crisis?Actually, if we look closely at the numbers, we can see that we are looking at a very healthy real estate market. As usual this time of year, the slower Holiday market will only start to pick up speed after the Super Bowl, in about the middle of February. Until then, very few homes will be on the market, and demand will be lower. That said, the buyers that are out there looking are serious buyers, and want to buy before mortgage rates go up again. That's why I listed two homes last week, instead of waiting for the competition to list their properties. You can see the Woodbridge condo for sale, (a ...

In this day and age of being able to shop for anything anywhere, it is really important to know what you’re looking for when you start your Irvine home search. If you’ve been thinking about buying a home of your own for some time now, you’ve probably come up with a list of things that you’d LOVE to have in your new home. Many new homebuyers fantasize about the amenities that they see on television or on Pinterest, and start looking at the countless homes listed for sale with rose-colored glasses.Do you really need that farmhouse sink in the kitchen, in order to be happy with your home choice? Would a three-car garage be a convenience or a necessity? Could the man cave of your dreams be a future renovation project instead of a make or break now?The first step in your home buying process s...

About to undergo a major remodel, this is a little gem in Irvine and it is one of my favorite places to meet with friends. Located right across from North Lake and easy to get to from anywhere in Woodbridge, this shopping center has so many fun activities to check out with your family. I love eating outside at Ruby’s with a pretty lake view, and often times, I bring my furry pup with me. It is always lovely to visit with my friends at Champagne over coffee and pastries.  The Woodbridge dollar movie theater is a blast to see movies when they are just out of regular theaters - a cheap family fun night? Count me in! Of course, an avid book worm, you can often find me scouring the aisles at Barnes & Noble for my next great read. I hope you enjoyed seeing some of my favorite spots at the Woo...

No matter what shape or size your living space is, the concept and feeling of home can mean different things to different people. Whether it's a certain scent or a favorite chair, the emotional reasons why we choose to buy our own home are, more often than not, the more powerful or compelling ones.Every year, The Joint Center for Housing Studies at Harvard University conducts a survey to find driving factors behind why Americans decide to buy a home. The top 4 reasons to own a home cited by participants of the survey were not financial.1. It means having a good place to raise children & provide them with a good educationFrom the best neighborhoods to the best school districts, even those without children at the time of purchase may have this in the back of their mind as a major reason fo...

Did you know that you can fish in the Woodbridge lakes in Irvine? Yes, with a fishing permit from the Woodbridge Village Association, you can, as long as you're a registered Woodbridge resident, with a WVA Fishing Permit, and have a Fishing Regulations and Log Booklet. An awesome perk of living in Woodbridge, Irvine is being able to catch a glimpse of life going on underneath the surface. There are many species of fish who call the Woodbridge lakes home. Here is a list of some of them as described on the WVA website:Bass“Bass are spiny-finned fish. This bass occurs naturally in eastern North America but has been introduced throughout the rest of the continent. It is one of the most popular of all freshwater game fish; the angling record is 22.25 lb.”  Sunfishes“Most sunfishes are small, ...

The Woodbridge residential housing market has been hot. Home sales have bounced back solidly and are higher than they were when the bubble burst,  as are just about all Irvine home values.  In fact the same applies to home values in most of the country, which are now at their second highest pace since February 2007.Demand remained strong throughout the summer and I saw bidding wars with most of my listings, which sold at or above listing prices. For example my 24 Cedarlake listing below, sold for full list-price of $875,000 in just 6 days. What about your house? Now, more than ever, (because we're almost at the "slow" holiday period), if your house hasn't sold, it's time to figure out why. Yes, marketing, including professionally-taken photos, is very imprtant, but if your house hasn't s...

The holidays are right around the corner, Irvine schools are back, and you might not think that now is the best time to sell your house. But with inventory below historic numbers and demand still strong, you could be missing out on a great opportunity for your family. Here are five reasons why you should consider selling your house this fall:1. Demand Is StrongThe latest Realtors' Confidence Index from the National Association of Realtors (NAR) shows that buyer demand remains very strong throughout the vast majority of the country. These buyers are ready, willing and able to purchase... and are in the market right now!Take advantage of the buyer activity currently in the market.2. There Is Less Competition NowAccording to NAR's latest Existing Home Sales Report, the supply of homes for s...

My husband has a listing in Irvine, Ca.   There are MANY MANY new home communities in our area, and we are losing many buyers to those new homes.   My husband needed to create some BUZZ for his listing. He came up with POPPA PANDA! POPPA PANDA is a great big PANDA costume, and I took pictures of POPPA PANDA doing all sorts of houshold things inside the home. He cooks, he eats, he loves his kitchen and jetted tub! It's hysterical! My husband was starting to get MUCH more interest in the house, until the MLS removed the photos! They said it was not within the guidelines of their regulations.   BUT, we still managed to keep them on the other sites such as Trulia and Zillow and others too!He did a great video from Tour Factory for it too.  It's working!http://www.tourfactory.com/1571343 I real...
