Listing are down 64% in the Tampa Bay Area. There are more agents, even newbies, lots of migratory agents and all fighting for a piece of a much smaller pie.  

That is what I will be doing in the next couple of months...carrying forward to message to do business locally. Do business  with those who delivered exceptional care of you in the past.  To that message I will 'alert' the home owner to the trickery being used by the solar companies (someting EVERY homeowner is expereincing now) to rob homeowners."Let me share how a solar company priced a $12,000 at $44,000. Just put 'tell me' in your email subject line."
And to make it clear, I have ALWAYS been alert to proctecting those who do business with me and build resonance though shared experience.

Spending more time outside and soon by the pool.  This will be to recharge and relax and then be more efficient and effective with the limited time I spend on my business.  And, I would love if I can actually start a podcast.

Getting listing is the name of the game in our area. Same day sales are common.

I am hoping to someday sooner rather than later, be able to conduct business without a mask and all the other highly restrictive COVID protocols.  

Getting ready for an epic Fall road trip.

Same as always....connecting with my sphere and picking up the phone when they call me directly.

Listing inventory across the spectrum of homes, land, waterfront, small business types. In all price ranges to meet the demand. Nothing new, listings are ace, king, queen, jack and all the rest of the real estate cards.

Being retired, I am going to walk more and enjoy the weather.

Expansion.

I've had the best first quarter ever. But I know the market has changed. So what am I doing? Not stressing, having faith in my buyers and sellers that they will make a move when the time is right for them.  In the meantime, I'm not throwing a lot of advertising money around, kind of digging in and catching up on my paperwork and other projects.
