  • Don't expect to open your business with no investment funding...and YES, it's a business and you should treat it like one - plans, goals, financially, etc.

  • You will need at LEAST 6 months of living expenses in the bank.

  • Work at LEAST 40 hours per week in your business.

  • Business doesn't come to you right away, you have to prospect for it.

  • Don't count on your broker for leads/business, no matter what they tell you - find it YOURSELF!

  • Education is critical - don't ever stop learning.

It will cost more than you think to get started (plan on $5,000 just to get your license and join a board of realtors.  Add on another $3k-$5k to get your signs, cards, lockboxes, etc.).  It will take longer than you think to get your first check (typically 12 months).  That first check will be much less than you expected (your Broker will typically take 60% of it since you're new).  Insurance is going to cost an arm and a leg and Uncle Sam will make you pay quarterly estimates on your taxes.

 

That's the dose of reality that schools don't tell you.

The classes are just a process to get your license.  The real education starts from there.  In addition to other advice given, start paying attention to everything real estate in your market place.  You won't have access to inventory prior to being licensed but you can watch market reports and follow trends.

      Pay for a criminal background check on yourself.  If anything negative comes up, find out from your state's Real Estate Commission whether that will keep you from getting a license.  If yes, don't waste time and money on a real estate school.

Save money first. Your first closing may take a while.  Don't assume you know anything, even after receiving your first license.  Find a mentor at your office, who is invested in your success and listen to them.  Like many things in life, it's harder than it looks.

disregard the hype find at least 10 agents who have been in business at least 5 years and 10 who got out after 2-5 years in.. you may get some great tips but also rethink becoming an agent...
