Nothing.  The board sells my listings to online providers and then they want to sell the leads my listings generate back to me.  Sounds like I'm getting doubly screwed.

At least 20 percent of those will close...so that would be 2.

I would most likely make $ ##,### in gross compensation.

Paying 'The Darkside" a thousand monthly would make good business sense.

"And if you get just one closing it pays for itself!" the words that ALWAYS issues from the lips of deceivers.

But, what is not mentioned in the question is what the REAL experience playing with 'The Darkside' means.

$10/month to be a Premier Agent (which includes a website + Trulia).  I get almost all of my non-word-of-mouth leads there, which have definetly turned into sales. It's my only advertising.  People are on Zillow, so I go where the people are!

I wouldn't pay zillow anything on principle.

I would pay a different service if the payment was on the backend. I'd be more likely to participate if I paid on a closing rather than up front. And I'd only do that until I was busy enough with referrals from past clients and rest of sphere to not need the extra lead source.

you're best option is to market online to find your own leads..... I've never paid for any leads.... when I had a team, I secured enough leads to keep 4 self supporting, full time agents busy and earning impressive incomes....

I have gotten leads from Zillow by a client messaging me on their own. I have never paid. One way to utilize is by adding your sales manually. It puts you as a top contender for your marketplace without paying.

Joe - I pay $0 for Zillow. As far as for leads, I would not be interested in paying for leads. I wouldn't mind paying a referral fee for any closings, but then again, Zillow is not a real estate brokerage.

We have clients that paid $700 a month to Zillow and did not get one viable lead.  Some of the agents in town pay $350 a month to keep other agents off their listings.  

I am not a fan of paying for leads, when you can have a strategy that will circumvent this tactic of having agents pay a ransom for their listings.  A

$350 per month is what they charge me so my listings come direct to me.  We have the lead router program at sothebys but I don't want my leads on my listings in that system.

I know a number of agents who do pretty good with those leads. I have also heard it is getting expensive. The cost of the leads will be relative to your market. $200 a lead is cheap in an 800k market and expensive in an 80k market.
