It should have been specifed and discussed in advance. Similiar event happened to me that borrower wanted tax to be paid by the bank through the escrow. Loan agent should have showed up at closing which she did not. I was invited to the house warming party so he was not as upset. communication is important.

First off, which detail(s) on the initial Loan Estimate, Final Loan Estimate and Final Closing Disclosure which were all disclosed, re-dislosed and then disclosed again, and acknowledged received by the borrower, did he not read and understand--or worse: not bother to ask about before the signing? The loan docs and the the final CD have virtually zero tolerance for any discrepency other than a day or two of accrued interest...
People that don't bother to read the whopping 3 page Loan Estimate have no reason to raise Cain 5 minutes before midnight...
Probably result in someone taking a 1 star reviw on Yelp from the borrower from Hell....

Have the borrower, from the cell phone surgically attached to their hand these days, or have the lender or broker forward the most recent re-disclosure package they accepted, signed and returned .
The scroll to the "Closing Costs Fees Worksheet" which looks like the old GFE back in the days before 2010 when things were simple to understand and see what's off.
Now days, I'd bet the borrower was disclosed, disclosed some more, re-disclosed, re-disclosed some more, loan was locked and caused a COC (Change Of Circumstance) and re-disclosed again, then re-disclosed before closings, but the borrower suddenly feels they are getting done wrong when they likely have not even read any of the massive amount of Over Disclosure now required.

Most of the time the lender will be at the closing. I just defer to them on something like this. I've had clients get heated before and I've stepped in to calm them down a bit. It happens.

Our Buyers choose the lender (hopefully one we trust - but sometimes someone we don't know). We make it clear from the outset that the relationship is between them and the lender they select - we don't manage it for them. Rarely do we attend a Buyer signing as almost all of them opt for a complimentary mobile notary service at their place of business or at home after hours.

I let the closer address the issue and she called the lender. The bottom line was if the buyer wanted to close he had to accept the terms. He did. I was not privy to his deal with the lender thank goodness so didn't know what he was promised or expected.
