Matt - Here in Arizona, shorts and a collared shirt with flip flops are pretty common attire, especially in the summer when it is 115 degrees.
Wearing a t-shirt and a baseball hat backwards is a little much, and would seem unprofessional even here.

Its not that it was jeans. I wear jeans on fridays and have never thought twice. It was his overall approach to his initial meeting with a potential client. I would feel sick as an agent having to walk away from a terrific opportunity because I didn't feel like cleaning myself up in order to put my best foot forward.

Theres an agent in my office that wears sandals and shorts every day during the summer. He is also one of the top producers in my MLS, I think it's all about how you present yourself. I also think that appropriate dress is regional - here, the men all wear ties and perhaps a branded polo on a hot summer Saturday, but that's not necessarily true everywhere.
