"In Writing?????" That's a bit overboard.

I simply advise the homeowner whatever exists on the sidewalk and yard will find it's way into the house.

I further advise that clean sidewalks, porches and yards are BEAUTIFUL!

UGH! It might be helpful for the buyer's agent to say something to the listing agent- so the listing agent can use some leverage with the seller.

I would hope the Seller's agent would notice this in their first visit and ask the Sellers to address on an ongoing basis.  If a Seller is that rude to ignore its exterior (during a home sale), then I would question the condition of the interior.

As a listing agent i have to pass on feedback and remonders to owners some time. When offers come in, yes some state yard free of poop at closing.

I have not seen it but if I were the buyer agent and my clients would want to amke an offer I would probably request it in writing.
