Home Selling

It's been said that the only thing in real estate that is more confusing than purchasing a home is selling one – especially if you've never done it before. Where to start? Who to turn to?

These are good questions and – lucky you – the answers are right here within the pages of ActiveRain, the top real estate social network on the planet.

Within our content library you'll find more millions of articles, written by the pros, on home selling topics like how to choose a listing agent, the questions to ask before hiring one, how to stage the home and create curb appeal. What happens if the appraisal comes in lower than the amount the buyer has offered? Is an offer from a buyer with a conventional loan approval better than one from an FHA buyer?

We have the answers here at ActiveRain and chances are great that if you can't find them now (which is hard to imagine!) you will find them tomorrow or the next day because our experts add hundreds of new posts every day.

Only ActiveRain gives you the chance to read news and advice from professionals who not only talk the talk, but walk the walk – the boots on the ground every day in the real estate industry.

Homes are more than just a building. They are filled with memories of children taking their first steps, holidays that were celebrated with family members and friends, and Super Bowl parties filled with smiles and cheers. These memories are priceless; however, people cannot let emotions cloud their judgment when they are trying to sell a house. Instead, it is important to focus on the building. There are a few tips that everyone should follow as they try to figure out how much their home is worth.Be ReasonableThe first tip is not to price a home too high out of the gate. While it is tempting to start high and reduce when necessary, the reality is that a price that is too high is going to scare off potential offers. It is better to start with a reasonable price that will get people intere...

If you’ve got a move on your mind, you may be wondering whether you should wait to sell until mortgage rates come down before you spring into action. Here’s some information that could help answer that question for you.In the housing market, there’s a longstanding relationship between mortgage rates and buyer demand. Typically, the higher rates are, you’ll see lower buyer demand. That’s because some people who want to move will be hesitant to take on a higher mortgage rate for their next home. So, they decide to wait it out and put their plans on hold. But when rates start to come down, things change. It goes from limited or weak demand to good or strong demand. That’s because a big portion of the buyers who sat on the sidelines when rates were higher are going to jump back in and make t...

When it comes to selling your home, there are things you can do that will make the process easier. On the flip side, there are also things that can make the process more difficult, stressful, and time-consuming, or even put your home sale in jeopardy. So, what things shouldn’t you do if you’re trying to sell your home?A recent article from realtor.com:  https://www.realtor.com/advice/sell/home-selling-habits-to-ditch-before-they-sabotage-your-sale/ outlined habits homeowners need to ditch if they want to successfully sell their home, including: Forgoing concessions. In a seller’s market, many sellers feel that they have the upper hand. But while you may have the advantage, that doesn’t mean you don’t need to do anything to woo buyers. Being completely unwilling to negotiate can turn away...

Great news! I'm delighted to share that my latest listing in Canyon Creek, located at 10218 Open Gate Drive, has closed. I stopped over the day before closing to make sure the house was cleaned, yard mowed, garbage cans emptied, put away and left a sheet for the buyer and their agent for their walkthrough with important details they might need to know for the home. The house next door I listed and closed in 2017 and love what they have done to make it their own. The house a few doors down I sold to wonderful clients in 2019, they love the community and updated so many things, including adding a pool! The house across the street I listed in 2007 and the transformation is stunning. The new buyers are going to find they moved to a wonderful interior street on a quiet cul-de-sac within Canyon...

We confidently recommend an optimal list price range that sometimes falls right in line with estimates you saw online, and other times it's more or less (by a lot). For a seller who has had their house on the market for some time, receiving a call about an offer can be a thrilling experience. Initially, there’s a rush of excitement, but then reality sets in, and worries about the offer not meeting expectations start creeping in.Agents typically refrain from disclosing the price offer over the phone because there are numerous other factors to consider beyond just the price, such as contingencies, seller concessions, and real property requests. It’s crucial not to solely focus on the price; instead, carefully examine the entirety of the offer, particularly considering how much net profit you stand to gain.Your agent should be capable of explaining the different sections of the contract, but having prior knowledge of real estate contracts is advantageo...

Air fresheners, air cleaners, essential oils all have their place but when I think of fresh air I think of this:When it comes to "stinky" Real Estate the culprit is usually related to pets and pet urine. If you can smell urine in your home you can easily deduct $10,000 from your homes value or more. It's not as simple as replacing the carpet as urine usually penetrates the sub-floor and can even soak into floor joists.Sellers often fight a low appraisal when they know the neighbors cookie cutter home next door was sold for $10,000 to $20,000 more then the appraised value of your their home. The answer is simple... your home stinks and the PROPER way to mediate the problem is going to cost $10,000 to $20,000.Now wasn't that pet a wonderful idea?
