Richardson continues to do a little better than the Dallas/Ft. Worth area with sales only down by 16%. The average sales price rose by 13% while the median sales price declined by 1%. These numbers continue to indicate that the first time buyers are still out of the market and that the sales are concentrated in the upper price ranges. The number of new listings declined by 8% but the number of active listings were up by 90% from the same time last year. there is currently a 5.8 months supply on the market. Of course, if you are a buyer this is great news because you have so many more homes to choose from! The pending sales number was down by 37% and this does not bode well for next month. The good news is that sales were only off by 12% in Richardson compared to 17% in the Dallas/ Ft. Worth area. the average sales price was up by 6% and the median sales price was up by 1%. This is a reflection of the fact that there were more upper end homes selling. The first time home buyers who would be buying the lower priced homes are just not out there. There was a sharp increase of 23% in the new listings for the month coupled with declining sales left us with a 94% increase the the number of active listings on the market. Sales were down year over year by 48% in Richardson for July. The average sales price was up by 1% while the median sales price was up by 5%. These increases were due to fewer sales in the lower price ranges. The number of new listings increased by 13% and the number of active listings jumped by 76%. The months of inventory is now at 5.9 months. While this number has certainly climber over the last several months, it's still one of the lowest in the area. The good news is, if you are a buyer, is that you now have a much greater number of houses to chose from. The number of pending sales shrank by 38%. This is not good for September closings. Richardson TX - Market Report - June 2010 This report is a comparison to the previous month posted here. The median price of homes sold went up to $187,000 in June from to $161,825 in May. The median price of homes for sale went down a little to $205,000 in June from $210,000 in May. The number of homes sold went up a little to 83 in June from 78 in May. The number of homes for sale were higher at 515 in June compared to 485 in May. Days on the market have gone up.
