Every year the Eugene/Springfield area Rotary clubs sponsor the Great Rotary Duck Race to fight child abuse in Lane County. This year's constest will be October 4, Alton Baker Park, Eugene OR. In 1988, the incoming presidents of the Eugene/Springfield Rotary Clubs agreed to have a community-wide fundraiser and to make a difference in our communities. The Duck Race was unanimously adopted by the area Rotary clubs as a fun vehicle to attract and hold public attention and support. The proceeds of the first two races were earmarked for the Community Substance Abuse Consortium. The following years, intervention and prevention of child abuse was the rallying cry. I did an earlier blog on down payment assistance programs (DPA) and how they can be used to help first time homebuyers get into their first home, especially with the tie in to a FHA loan. HUD has been trying to get rid of these programs for some time and nearly got it done before Nehemiah took them to court and got an injunction stoping the rule from closing down the DPAs. Now, a new rule has come up that will effectively close the DPA loophole. According to one of my information programs fixed mortgage rates are down slightly this week over last week while adjustables are up slightly to no change. At the same time, both of them are down substantially from last year at this time. Continued pressure on the economy may continue to drop rates. It is my feeling the biggest wild card out there is energy. If oil starts up again and fuels (pun intended) inflation, we could see bond sales falter. If that happens, rates will go back up. If, however, oil prices stabilize and the economy sees a leveling, and the Fed increases the discount rate, bond prices could go up bringing rates down. It will continue to be an interesting market. Hang on for the ride.

This daily fluxuation is killing me!  I never paid so much attention to the mortgage interest rates until the last 6 months.  I watched 700 Club Monday when I was on the treadmill and couldn't believe they were saying the words "depression" and "recession".  UGH.  Nothing like scaring everyone into their cave so they won't buy a home AT ALL this year!   Why don't they talk about how low the interest rates are comparatively?  To get a mortgage interest rate in the 5's has been a rare thing the last 15 years that I have been in real estate.  It is a GOOD THING!  Every buyer should be jumping on board!  (Unless they have lost their job, of course.) *sigh*On a good note, we had 22 groups through the model home office this last week at Greenbrier Meadows out here in beautiful, quiet West Eug...

This weekend I held an open house on a subdivision of 36 new homes I have listed. A Realtor came through with a younger looking couple. The Realtor advised me that the where just looking at a less expensive home in the neighborhood and that our prices where out of their budget but they wanted to take a look. Right away I could see as did my wife that they loved the home. This particular model was $254000 and they where only qualified for $239000. I told the couple if they really loved the house they could write an offer and I would do everything in my power to make it happen. I definitely identify with "Active Rain" since Eugene, Oregon is known for it's rain.  The Oregon Ducks have webfeet!  The best weather here is between May and October.  If I could just go to Arizona from Nov-April, that would be great!  Born and raised here in Lane County, I have seen Eugene grow from a quiet, mellow town to a bustling little city.  We are second only to Metro Portland.  I believe our population is over 160,000 now.  The best thing about Eugene is it only takes 15-20 mins. to get anywhere around here.  Our sister city, Springfield, is also growing with a new HUGE hospital and great companies like Symantec Software.
