Solon Real Estate - Monthly Marketing Report January 2009   January was one of the snowiest months in Cleveland history as we received over 40" of snow. In addition, temperatures plummeted to a near record low of -13 in the middle of the month. Despite the weather, the Solon real estate market fared pretty well. Specifically, 9 homes officially sold last month compared with 13 sales in January 2008. However, a real indication of buyer activity is better measured by the fact that 19 homes went under contact in January. While most of these homes haven't transferred, it is important to note that all of these homes went under contract over the last 30 days. So, despite the snow and cold, there are serious buyers in the market buying homes.  Summary: Here is an unofficial list of all homes t...

This Luxury Home Division is the first of it's kind in the area and is the brain child of a handful of Keller Williams agents who individually cater to the needs of the Cleveland area luxury home market. While hiring a single agent or traditional "team" to sell a home is standard practice, this new group concept is sure to give a seller much greater exposure. Having the power of 13 agents, each with a specific specialty in the area of luxury home marketing, such as photography, home staging, and pri...

That was another great day. I am so fortunate to work with outstanding people - smart, very well educated, curious, informed, funny and caring. Isn't it the biggest reward in our profession to get an opportunity to help people who you enjoy working with! We drove around Solon and Bainbridge with my new clients looking for a bigger home for this nice family. The home where they live now is immaculate! It's lovingly improved from bottom to top, tastefully decorated and meticulously maintained. You understand how eager I am to find the perfect home for this wonderful growing family. We visited three homes in one of our finest developments. All at the same street, same size, all priced very well, all three - sad but true - foreclosed. As these houses are in a high price range, they are take...

Greater Cleveland Housing market: out of balance or still o.k.? How does it feel when market goes even a little bit out of balance like it happened in Greater Cleveland in 2007?We were fortunate to have a pretty balances housing market here in Greater Cleveland, OH. Balanced market may be not a dream market for flippers or speculators but it is predictable and comfortable for home buyers and sellers. Balanced market means a constant meeting of minds of relatively reasonable sellers and relatively reasonable buyers combined with sufficient supply of money and strong professionalism of Real Estate consultants advising their buying and selling clients. Are all Real Estate agents greedy and useless? We still have great professionals among our fellow Realtors who diligently serve their client...

Why blame so-called Subprime mess? Stupid adventurers and fraudulent practitioners should be blamed.Being an immigrant - first buyer, then agent and now broker - myself and helping other people, including fellow immigrants, buy and sell the houses in Greater Cleveland, OH, I founded the Local-n-Global Realty to educate fellow immigrants in American Real Estate and help them reach their homeownership goals and avoid making fatally stupid decisions. According to late publication "How the Subprime Mess Hit Poor Immigrant Groups" By Jonathan Karp and Miriam Jordan From The Wall Street Journal Online :"Various immigrant groups have long been subject to financial scams. The subprime-mortgage boom offered new avenues for mischief -- by real-estate professionals as well as home shoppers. Potent...

This chimney was found with the top portion of the crown cracked and various bricks missing. It was definetely something neither the seller or the future home owner was aware of. The client has since negotiated for $1,200.00 dollars towards the cost to replace and repair portions of the chimney. Cost for the home inspection was $249.00. Money well spent!www.OhiosHomeInspector.comMark@OhiosHomeInspector.com(440) 521-5399
