Wow, and Wow again. Here it is October, one month away from election day, and how the summer has passed us by. It never ceases to amaze me, LIFE does not stop. Here it is, past midnight, the first chance I've had in 2 months to do a blog. Good news though. I did have a "good" buyer "buy" a home the end of August. I need to do a Short Sale with Countrywide Bank here this upcoming week.Does anyone have experience with any Short Sales with this bank? What should I expect to see for my sellers credit? How easy will it be to work with Countrywide, especially now that Bank of America is taking over? Do banks accept offers as is? Or do they commonly do counteroffers? How close do they stay with what is currently going in the neighborhood?I was hoping to get your feedback in the AR family, before I begin on Monday. Any advise would be widely accepted. What is going on? I received 2 offers this week on 2 different homes. Where the homes are both priced right.The one home is listed at $335,000, and an offer came in at $235,000. This is $100,000 less the listed price. I could not believe it. The area sales are comping between $250K and $350K. I just cant understand what agents are teaching buyers. So, my motivated seller, counter-offered at $265,000, which I thought was admirable. When all the motivated buyer did was came in at $250,000. Even at the counter-offer, the seller would still have to come to the table with an additional $35,000 after all the closing costs. I am so heartbroken for my seller.
