I had First Horizon at my office today to give us little presentation on the CDA loan programs.. There is a lot out there for first time homebuyers. I was even surprised to learn that a 585 credit score was the minimum credit score allowed for most of these loan products. June 1st - June 30th, 2007Hawthorne homes sales continue to climb!  To date there are a total of 15 homes ACTIVE on the market ranging in price from $155,000 to $199,500.  For the month of June there were a total of 2 sales ranging from $154,900 to $184,900.  The average days on the market for Hawthorne currently are at 54 days.

List prices range from $25,000 to $1,299,900. Of these properties 47 are currently active, 11 are under contract and 6 have SOLD. 47 are single family detached homes, 22 are Townhomes, 3 are Mobile Homes and 2 are Condos. There are a total of 219 listings that are currently ACTIVE. Of these 139 are Single Family Detached homes, 71 are Townhomes, 7 are Mobile Homes, and 2 are Condos. Middle River is in a small slump in housing prices but it's really not as bad as it looks if you look closely.  2006 Sales:94 Units soldAverage List price: $275,769Average Close Price: $268,163 or 97.2% of listMin Sold Price: $67,500 Max Sold Price: $1,925,0002007 Sales:89 Units soldAverage List price: $223,776Average Close Price: $219,339 or 98.0% of listMin Sold Price: $16,000 Max Sold Price: $950,000The total units sold were only down by 5 units (5.3%) for the quarter. The average list and sold price seems like it has dropped an average of about $50,000-but in 2006 there were 3 properties that sold in excess of $1.5 Million which skewed the numbers higher overall. I was sitting on the computer tonight checking my email and some of the latest blog posts. Along the way I ran across several news articles that discussed how much the market has changed and how BAD the Real Estate Market is. As a Realtor, I watch the local markets very close. Working Eastern Baltimore County, Middle River is one of the local markets I keep an eye on. Middle River, like the rest of the State, has a record amount of inventory on the market, but Middle River is still showing STRONG sales! Every story that I have read talks about how we are in a strong BUYER'S MARKET-a buyer's market to me means that there is currently OVER 6 months inventory listed.
