Lately, I've heard some buyers comment about waiting to buy a home until after the election.  This got me to thinking, what is behind buyer's decisions to buy a home?  Can an election affect the housing market?  It seems to have put buyers on hold.  If that happens, how does THAT affect the housing market?  Many questions - let's come up with some answers.  Some buyers may be thinking that waiting until after the election is a wise move.  But wait, aren't others thinking this way?  What if those buyers are all waiting, sitting on the fence until after the election?   Doesn't that create an even longer list of buyers waiting to buy?  In my humble opinion, yes.  But let's see what others are saying?   Reading research by John Burns Research and Consulting seemed like a wise homework assig...

Today's ActiveRain zoom meeting inspired me to do research about solar windows.  I've heard of solar windows before and they are not a "hot off the press" new technology, but they aren't widely used.  Anytime, I learn about a new technology, it's my "devil's advocate" brain that asks,  "Are solar windows worth the cost of installment?"  Also,  "Do they produce enough energy to be worth the cost?  Hefty questions given this relatively new technology. As always, the first part of this self driven homework assignment is to do research on this type of product.  I want to learn: How do they work?  How much energy do they produce? Solar windows are simple glass with a number of components within the glass that allow light to pass through but also to produce energy from the sun rays that hit t...

- Scottsdale Luxury Home Market Performance for July 2024 - The month of July was another decent month for this market segment. While we are seeing slower activity overall in the single-family home market, luxury homes in Scottsdale and Phoenix are still posting strong sales numbers. We did see a drop in new contracts in July, so I anticipate August numbers decrease. This report covers the luxury home market in Scottsdale. All of these homes were on the market for $1 million and above. We sorted these homes into four price segments to show additional detail.  - JULY 2024 - Scottsdale Homes Priced Between $1,000,000 - $1,499,999 - Active Scottsdale Homes on the Market: Inventory was more or less level with June and was slightly above the 12 month average.- UCB Scottsdale Home Sales: Afte...

- July 2024 Scottsdale Housing Market Video - Here is a quick video overview of the Scottsdale, Arizona single-family home real estate market that covers the month of July. July 2024 - Video Scottsdale Active Listings Active listings were down 9.2% between June and July. We do see this fall off in summer when sellers take their homes off of the market or wait to list until cooler weather prevails. However, the inventory of homes for sale was up 20.1% compared to July 2024 and July 2023. This is good news for buyers who were desperately in need of inventory during the housing frenzy.  Average List Price for Scottsdale Homes I used to use median listing price data, but I no longer have accurate access to that information. Instead, I will track average listing prices. (Technically, the med...

Rainwater harvesting is not a new concept.  In fact, history shows us that diverting rainwater for growing crops is an ancient technology.  And saving water is important in today's drought stricken areas since water is a precious commodity.  And why use drinking water for your yard when you can use rainwater that falls from the sky? This blog will show you how to install a Rain Barrel to capture rainwater to use outside your home!   Living in Arizona,  you get a real sense of why it's important not to use drinking water to keep outside plants alive.  It's much more important as drinking water.  With just 7" of annual rainfall on average, water is NOT plentiful from the sky.  But the good news is there are plenty of ways to manage it, and Arizona has been doing this very well for decades...

By now, you may have read or heard about the National Association of REALTORS®(NAR)  lawsuit in Kansas City, Missouri wherein NAR lost and millions have been paid to settle as a result.   In general, this lawsuit claimed anti-trust, price fixing, and commissions as they relate to home sales and became effective August 17, 2024..   The class action suit was brought by a seller who claimed to have been harmed because he didn't realize he had to pay a buyer's agent commission.  The suit claims unfair practices and anti-trust violations by NAR to put it simply.     It's worth noting that everyone who earns a real estate license is a real estate agent.  But only those that belong to the National Association of REALTORS®, subscribing to the Code of Ethics, are  REALTORS® and must follow the n...

Two More Days to Vote! Thank you in advance for voting for me as Best Green Realtor!  If you don't know what that is:A green realtor typically has a designation, or in my case three, that helps them to provide valuable service to their clients by understanding building science, building codes, ways to save energy, how to market and sell high performance homes, and gain more value for them. For me, it means advocacy!  I've worked tirelessly for 16 years to for commitees and add green features (65) to the Arizona Regional MLS; host green home tours; creating my own speaker panel that morphed into a CE class that I've taught for 10 years; hosting appraiser classes for 11 years to educate appraisers on how to appraise high perofrmance homes.  AND most recently, being named as the Sustainabi...

This past week, one of my listings closed.  My clients found me online as their home had MANY energy efficient upgrades.  Unfortunately, they were also ending their marriage with a three year old included.  Selling a home is one of the top stressers in anyone's life, but so is divorce with children.  So emotions run high with all of those aspects in one transaction.   Selling a home has so many variables and each scenario can be very different.   As we age, our lives change in different ways.  With marriage, expanding families, down sizing,  death and divorce, we realtors help home buyers and sellers navigate this process.   With dignity, determination, strength, grace and resilience  we perservere.  Even with all of that, not every sale is drama free.   The home that sold is beautiful ...

Jeff Daley, PhD - August 3, 2024 Tags: real estate news, stay informed, luxury valley homes Scottsdale   0 Comments | Add Comment Inventory data shows not enough homes available . Some Highlights Back in 2008, there was an oversupply of homes for sale. Today, there’s an undersupply. The three main sources of inventory show this isn’t like the last time. Existing homes, new homes, and foreclosures are all way below the levels we saw during the housing crash. Inventory data shows there just aren’t enough homes available to have a repeat of what happened back in 2008.  The information contained, and the opinions expressed, in this article are not intended to be construed as investment advice. Some Highlights Equity is the difference between what your house is worth and what you still owe on your mortgage. The typical homeowner gained $28,000 over the past year and has a total of $305,000 in equity. And there are a lot of great ways you can use that equity. Want to know how much equity you have? In the time I have been selling homes in Arizona, it seems to never fail when I represent a buyer (or a seller for that matter) that comes to me with a Big Box Bank approval letter. In my experience, those approval letters hold no merit, in fact, most just have a conversation with the potential buyer and have yet to pull credit, check taxes and verify income and debts.  What is really frustrating, I'll reach out to the "lender" on either side of the deal (yes, I always call the loan officer/lender when I representing either party). The reason why? If I am representing the seller, I need to make sure the buyers lender has checked credit, verified income and assets, assured the buyer has filed taxes for the past 2 years, collected the necessary documentation regarding reserves (cash on han...

Can YOU afford to wait and try to "time the market" before buying a home in Scottsdale Arizona? You already know that you want to live in Sunny Scottsdale. If you wait to buy a home during inflation and rising homes prices you will be "priced out of the market"! (photo: Waiting, Pexels Pixabay)What are you waiting for? Interest rates high? Rates can always be refinanced later. Home prices they always go UP! Yes, with some price downs and ups in between. However, timing the home price market is very difficult to do. In the long run real estate prices go UP, UP, UP. Your salary will rise over time as well, however your home price and monthly payments will be "locked in" (nice), beating inflation. Buy a home and start building wealth as prices will surely rise over the years and you will p...
