Cooper Commons - A southeast Valley community in Chandler, AZCooper Commons was built in the early 2000's. A master planned community with many different home builders, gave home buyers many choices as they were being constructed. These builders included Engle Homes, US Homes and KB Homes just to name a few.  Home styles vary and single and two story homes are available. Here is the most recent Chandler AZ Real Estate Housing Market Report for November 2022:  The average sales price of Chandler homes has decreased two months in a row, from $663,563 in September to $583,925 in November. This is a sign that the market is slowing in Chandler as we head into the winter months.After increasing or remaining the same for 24 consecutive months, the average sales price per square foot of Chandler homes has now decreased for the sixth straight month. The average sales price has dropped from $315/sf in May to $276/sf in November. This is another sign that the market is slowing in Chandler as we head into the winter months.After increasing or remaining the same for 24 consecutive months, the average sales price per square foot of Chandler homes has now decreased for the fifth straight month. This is a good sign as we head into the fall, as home prices have decreased in September of the previous three years.After increasing or remaining the same for 24 consecutive months, the average sales price per square foot of Chandler homes has now decreased for the fourth straight month. After increasing to an all-time high of $704,532 in May, the average sales price of Chandler homes decreased to $654,961 in June. Tonight was a sign of times past.  Times when lowball offers were a common occurrence.  Times when we grew to expect the type of offers we hesitated to present.  But this time, I called my home seller without hesitation.  You see, I knew this 5 bedroom, 4.5 bathroom totally remodeled home was not worthy of the offer presented.  My 20 years in business tells me that this caller thought he knew the market.  He didn't have an agent representing him. This is the seventh increase in the last eight months, since September of 2021, and the largest monthly increase since before 2019.The average sales price per square foot has increased or remained the same for 24 consecutive months and is now at $315/sf in May. This is a $66/sf increase from the $249/sf in May of 2021. The days on market for May of 2022 decreased to 20 from 23 DOM in April. This ties for the all-time low set in June and August of 2021.
