The comps, $/sf need to be consistent. If it is unique then what people are willing to pay should be close to the listing price.  Zestimate, Realtor, Homes can not help you.....

If properties are nearly identical except for more (or less) square feet then yes $/sq. ft. is a useful metric.

No, because there are so many extraneous factors that need to be considered in setting a list price. It's more of a talking point than anything else.

I would think this is the ideal situation for using $/sf info.  Generally I don't even use the $/sf because our market is so varied and there are so many other factors that carry more weight.  We have very few of these type of communites unless you consider condos, but then again a killer view will trump all.

The infamous price/sq.ft.  Oh how I love it when someone brings that up.  I think it's a stat people fall back on when they can't afford a house.  Buyers agents bring it up to me all the time, my response: "Listen, you either want the house or you don't.  Bringing that stat up just says you can't afford it.  A Ferrari is a higher price per sq.ft. than a pinto, but you don't see Ferrari owners complaining.  No!  They're getting the upgraded package and the wheel nuts with the horse them.  Why, because they want the car and can afford it."
