That sounds more like an interrogation. If I am working as buyers agent absolutely I will give them all the information. If it is just a prospect I will explain that by being their agent I can give them everything they need to know and work for them. Then they have ot make a decision.

I have properties like that. I will send an info packet via e-mail with FAQs and expert resources. What requires 'experts' I mark 'contact the expert' The Qs you have there would almost all require an 'expert' and they can make those inquiries for themself--or I will assist as their buyer agent during a transaction.
PS. Do you get 'em asking for city sewer and water on some of those bugout lots? Those Californians! HA

John - I can see your predicament. It sounds like you guide most people to your website for many of the answers in your FAQ section. I think that is a good idea, and would probably weed out many who really are not that serious. After that, I would think that you should be asking them a few questions as well. If they are open and answer your questions, then you are building a relationship, and can answer some additional questions of theirs. Eventually you will reach a point where you know they are serious, and they will be trusting enough of you to probably sign an agency agreement.

The typical questions I get are around HOAs, what work was done, beds/baths/price and basic stuff. They don't always see the online site, sometimes they're right infront of the house calling from the sign.
I answer what I can. If I can't I advise them to contact someone more approrpriate. For example the shooting question, that I'd refer to a lawyer (cops don't always know).
