I've had a couple deals that were years in the making due to credit issues/life changes/myriad other things. Staying patient, keeping the course, and following up for such a long time were tough. Thankfully more often than not, the clients help & hold up their end of the deal re: the work they need to do.

For one period in my career I had a broker that was - in my opinion - unethical in some of his dealings. My firm appointed him when the previous broker had to leave for famil reasons, and I almost left the firm after a couple of bad experiences with the new broker. I even considered making a formal complaint against him. Those were tough times and tough decisions early in my career. He was replaced before I got to my breaking point and his replacement was great so I'm glad I worked through that rough patch.

I had one very complex bank owned deal. There was an empty swimming pool in the backyard. The buyer's lender would not fund the property without the pool repaired and filled. My buyer put thousands of dollars into this during escrow Then, the bank's investor stalled about 30 extra days signing off on the home. There were a huge number of temper tantrums and upsets since my buyer had already put thousands into the repair. The home finally sold but it was a difficult one.

I listed an REO piece of land and worked a deal along with a two other smaller tracts that I sold to the local city as part of drainage & water management project. It took 18 months, many city council meetings, nine lawyers, I believe 5 surverys, 7 appraisals, engineering studies, environmental studies, tense negotiations and four closing extensions.....I worked this deal very hard... ended up closing all three deals at 1.9 Million and made a really nice commission.
