Home Selling

It's been said that the only thing in real estate that is more confusing than purchasing a home is selling one – especially if you've never done it before. Where to start? Who to turn to?

These are good questions and – lucky you – the answers are right here within the pages of ActiveRain, the top real estate social network on the planet.

Within our content library you'll find more millions of articles, written by the pros, on home selling topics like how to choose a listing agent, the questions to ask before hiring one, how to stage the home and create curb appeal. What happens if the appraisal comes in lower than the amount the buyer has offered? Is an offer from a buyer with a conventional loan approval better than one from an FHA buyer?

We have the answers here at ActiveRain and chances are great that if you can't find them now (which is hard to imagine!) you will find them tomorrow or the next day because our experts add hundreds of new posts every day.

Only ActiveRain gives you the chance to read news and advice from professionals who not only talk the talk, but walk the walk – the boots on the ground every day in the real estate industry.

With the market having been so crazy hot the last few years for home sellers in New Jersey,  and with more expired listings now beginning to hit the market, it got me wondering about when my  last expired listing was.I honestly couldn't remember.  Then it hit me, and I made 2 mistakes that I'll never make again.Mistake #1--   The year was 2017, and we were about 2 months on the market.   We received an acceptable offer with a house sale contingency.  During attorney review the buyer's attorney requested to the seller to "give them 90 days" to sell their house, and to remove their home from the market.  Their home, they said, was a 'slam dunk" sale.  My client agreed.  I did not protest enough,  I should have been stronger in telling the seller to keep the property on the market with a 4...

This week the median list price for Gilbert, AZ is $699,450 with the market action index hovering around 50. This is an increase over last month's market action index of 49. Inventory has held steady at or around 354.   Home sales continue to outstrip supply and the Market Action Index has been moving higher for several weeks. This is a Seller’s market so watch for upward pricing pressure in the near future if the trend continues.    The market is hovering around this plateau. Look for a persistent change in the Market Action Index before we see prices deviate from these levels.        YOUR   Latest activity in the VALLEY of the SUN For ALL your Valley AZ Real Estate Needs PHONE   Bill   at   602-999-0952 Text         Bill   at    602-999-0952 Email      Bill    at     billAZElite@cox...

Staging your home can make a big difference in how quickly and for how much you sell it. But staging doesn’t have to break the bank. There are many ways to stage your home on a budget and still look professional and appealing to potential buyers. Here are some tips to get you started: Declutter and depersonalize. Don’t waste your investment on these low-return rooms when updating your home: Utility Room: While necessary, utility rooms typically don’t add significant value to a home. Upgrades here won’t impress buyers as much as improvements in other areas. Home Office: With the rise of remote work, home offices are becoming more common, but they often don’t yield a high return on investment. Buyers have diverse needs for this space, making it challenging to predict what will appeal. Personalized Spaces: Rooms customized for specific hobbies or interests may not resonate with potential buyers who have different preferences. These rooms can be a tough sell and may not recoup your investment. As an award-winning realtor, I can guide you through smart home updates that maximize your investment. Let’...

As the first groups of baby boomers gracefully rides the wave of aging, they are setting new trends in the housing market, giving birth to what experts fondly refer to as the "Silver Tsunami." This phenomenon is not merely about a change in address; it's a lifestyle transformation tailored to meet the unique needs of the golden years. With approximately 10,000 people reaching the age of 65 every day, the United States is witnessing an unprecedented demographic shift. By 2030, all baby boomers will have passed this milestone. Among these remarkable statistics, the AARP's estimate stands out: a staggering 74% of total U.S. homeownership belongs to individuals over 50, with more than half of this demographic opting for downsizing their home as a strategic move. The Silver Tsunami is, in ...
