Second Quarter 2011   The second quarter of 2011 saw a decrease of 19% compared to the second quarter of 2010.   Transactions closed nearly a month slower. The average selling price was down ten percent. Other parts of Poulsbo and its suburbs should have similar trends. The May median sales price for Poulsbo was $350,000, down about 21% from a year ago and up about 17% from last month. Like in North Kitsap, this rise is the result of a change in the mix of homes sold (a few higher priced homes sold, shifting upward the median, or middle price in the group of sales). It is not a good indicator of rising prices - prices in fact continue to fall. Given the current real estate market dynamics in Kitsap County WA, and the prevalent number of short sale and foreclosure properties being listed (about 30% of all properties), it's rather challenging for traditional Sellers who aren't upside down on their mortgage or facing imminent foreclosure to effectively sell their homes. As a result, many Buyers (and some agents/brokers) assume that every Seller is equally desperate and willing to make huge pricing concessions in order to attract a viable Buyer. Sellers accepted 7% less than they had originally asked. Annual Transaction Report for 2010 Here are last year's statistics for Poulsbo.  2010 saw a decrease of eight percent in closed transactions compared to the previous year.  The average sale price was six percent lower. Sellers accepted seven percent less than their original listing price.   Poulsbo continues to be a buyers' market. As of this date (February 17), there are 151 single family homes in inventory.  Average list price is $379,000, but there are homes in every price bracket.
