When you do something new you want to learn from those who have experience. When you are looking at new construction in the Charlottesville Area do you need an Agent? The short answer is YES... Let's ask ourselves a few questions: How many times have you had a home built? How many builders do you know? Will you have the builder/county inspector tell you that your home is built to code? Does a "certificate of occupancy" mean the home is done? As with anything new you need the guidance of an expert. Use a REALTOR to get you though the many addition stages of building a home. But do be sure that you Agent has experience with new construction... And I do not mean they took a course or have a certificate. I mean first hand experience... They are at it again... Back in Nov of 2007 I posted: JUST LOWER the PRICE!!! I just got an email offering a Car with the purchase of a new home locally in the Charlottesville area. The builder is offering a 2009 Hyundai Accent if you close in 2008. Now they do mention: "If your client prefers, seller is willing to provide credits, upgrades, or price reductions in the amount of $15,000 as an offset to the car." Am I crazy or is this wrong? 1. Just reduce the price of the home to reflect the true value of the home (which is at least 15K lower). 2. Will a lender (in this market) allow a car to be part of a purchase contract? maybe they are using a certain lender, this is not mentioned... (((NOTE: it does say "Subject to lender approval"))) 3. The movie "Evan Almighty" was filmed in Crozet Virginia, just outside of Charlottesville. It was in a wonderful neighborhood called Old Trail at the base of the Blue Ridge mountains.  This is a photo I took of the ARC being built. It was amazing and as I showed Real Estate in Old Trail with a client, we drove by an elephant that splashed my truck with water! Well actually to Old Trail, located in Crozet Virginia. The town center has announced that Segway will be opening a store in the Old Trail town center. This is great! If you have read my blog you know that this development has both sidewalks and trails. Many people have already discovered that Segway PT's are a fun, ultra-economical and environmentally friendly way for today's urban commuter to get around town!     Not to mention GOLF!!! Walking down the sidewalks in Old Trail, Crozet Virginia is a treat. It is like taking a step back in time when kids are riding bikes and people actually go outside to see and visit with neighbors.   Look at this home and the surrounding areas. The town of Crozet is really not very big. I often hear from people who are visiting that say today, we are driving out to Crozet. I have mixed thoughts when I hear that. First, I love Crozet but to me it is more of a feeling that a place. Second, I think people expect to find a small town and it is not really even that. Sure there are a few restaurants, a store, a post office, a library and even a train but Crozet is more about the feeling and the area at the base of the Blue Ridge. Here is an example, when you drive under the train tracks of many places you see graffiti. In Crozet here is what you will see: I love the fact that where (in some towns) you might see graffiti, in Crozet you see Art!!! You may not see more than a few buildings in a couple of blocks when you visit Crozet, ... 06/07/2008
