Oh to be back in high school!  This year  marks 15 years since I graduated from Tippecanoe High School and 22 years since my brother (and business partner) Brian Amlin graduated from Tippecanoe High School.  Not sure on the math...but I believe our Boss (and mother) Sue Amlin graduated from her high school in Georgia 43 years ago!  Wow! Happy November!  Lots of updates... We  now have statistics for the month of February, 2008.  Statistics are based on information obtained from the DABR.  There were 24 new homes listed on the market in February with an average price range of $181,885 and average square feet of 1698.  There were 4 homes sold in Tipp City in February with an average sales price of $212,925 and an average of 101 days on the market.  Note that sales are homes that actually closed and transferred deed.  There were 6 homes that went into contract and are currently pending.  Typically these will close within 30-60 days after the pending date.  The bad news is that there were 9 homes that expired.  "Expired" means that they were listed and did not sell.  This is usually due to a couple of reasons.  One is that unfortunately the homeowner chose t... 03/01/2008

Buy now or wait to get an even better deal?  Well statistically, the rates may go down and prices of homes may go down.  However, what if only one happens?  For example, let's say that today you buy a home and put down 20% down and get a 30-year fixed mortgage.  If the home is $218,900 and your interest rate if 5.5%, your principal and interest payment would be $994.31.  If you waited and the home prices went down to $197,010 (almost $20,000 - a great deal, right?).  You still put down 20% down payment for a 30-year fixed mortgage, BUT the interest rate went up to 6%.  Guess what?  Your payment remains about the same (even though you paid less for your home!).  The principal and interest payment would be $994.94.  So are you really better off waiting to buy a home if the interest rates ... 02/29/2008
