How To Calculate Capitalization Rate for Real Estate!!! First find a recent sold price of an income property, such as an apartment complex or Office Building. Example: Six unit apartment building (Office Building)sold for $400,000 For that same building, determine the net operating income, or the net rentals realized by the owners. Example: The rental income after expenses (net) is $36,000 Then divide the net operating income by the sale price and that will give you the cap rate.
