One of the leading questions is how has Covid 19 affected the amount of Bank Owned Homes here in NH. Before the pandemic, the foreclosure rate was slow. The media is boasting a sharp increase on it's way, however most banks will work with you if you are behind and have an ability to pay. They will assist with what you were behind. Most foreclosures we have been seeing are homes where the owner has abandoned it. Both single family and multi family homes.  The largest trend is owner occupied buyers ar enow bidding on bank owned homes with a shortage of owner occupied homes available for sale. The majority of buyers are cash investors. Either way, there is a right way and a wrong way to purchase a bank owned home. Not all agents are familiar or expereinced with bank owne dhomes. Making a m...

August has arrived and many are happy to see July end. upon us. The Real Estate market has been as hot as the weather. There has been a flood of questions and calls if now is the time to sell or not. Let me tell you, I LOVE getting questions from you all. Whether you are ready now or later, do not hesitate to ask your questions.  There is no doubt that now is the time to sell if you have been thinking of selling.  Those thinking of selling have had the most questions. What is their home worth? Should they sell now or wait until fall? It also leads to that fact, that now is the best time to buy with interest rates so low. There was 15 new single family listings last week and 19 more went under contract. SO houses are going under contract quickly.   It is that time of the week to look at ...

The end of July is upon us. The Real Estate market has been as hot as our summer has been. There is no doubt that now is the time to sell if you have been thinking of selling.  Those thinking of selling have had the most questions. What is their home worth? Should they sell now or wait until fall? It also leads to that fact, that now is the best time to buy with interest rates so low. There was 19 new single family listings last week and 21 more went under contract. SO houses are going under contract quickly.  Home values are very strong, but what happens in the election, will most likely affect the market. We have buyers waiting for new listings. The election could slow sales later this year. Don't miss the best market since 2005. Let me show you there is a difference from one Realtor ...

I am hearing some horror stories from people trying to sell their homes. Yesterday a local home owner gave me a call. He wanted to know how he could make is home selling process go smooth? He also told me a story of how his neighbor put his home under contract in only 1 day, but everything after that was hell. He did not want to end up like that.     Yes, there are things he can do to make his home sale go better. It starts by getting prepared. Most people think finding a buyer is the only thing you need to do to sell a home. Many do not know and even fewer realize what it takes to get the sale to close.    It all starts with hiring a local and trusted listing agent. There is a huge difference in agents. The service they offer is what sets them apart. Add in their experience,  communic...

Many people are realizing that it can be cheaper to buy a home than rent one. The next most asked question a lot of times is, "what is the cheapest home there is for sale". Once they see it, they often re-phrase and say, "what is the most in-expensive home" there is for sale? Price is determined by location, size, age, type of home and condition. There is no secret the cheapest prices are either the smallest or the one's needing work. Some people wat small. Some people want homes that need work. There are homes for everyone. With ultra low interest rates, buying a home is also a great deal for most. Where to start? The first two things anyone who wants to buy needs to do is get a great buyer agent and get pre-qualifed. Let me show you there is a difference from one Realtor to another an...

In a typical summer we would be seeing a sharp slow down as summer heats up and people head out on vacation. This is no typical year in many ways. The market is as hot as the weather. There is no doubt that now is the time to sell if you have been thinking of selling.  Those thinking of selling have had the most questions. What is their home worth? Should they sell now? Should they wait until fall? It also leads to that fact, that now is the best time to buy with interest rates so low. The answer to home values are that they are not only strong, but rising. When it comes to selling, now is the time. We have buyers waiting for new listings. The election could slow sales later this year. Don't miss the best market since 2005. Let me show you there is a difference from one Realtor to anoth...

I was asked not to long ago, why I put so much time into my Active Rain Blog. As it came from a local agent with too much time on her hands, I was not about to waste a reply. It was a comment on my weekly Monday local market report.   This weekend something happened that I did want to share. Many ask if there is still value to being active on Active Rain. I got a call Saturday night from an out of state agent. They had buyers show up at their open house to purchase a home in a resort town. The older couple has a home to sell back in NH though. They were not sure who to list with and the agent they were buying from said she would assist.   She knew the best place to find an agent out of state was by looking in Active Rain. A while back she actually left a comment on a blog i wrote. I th...

It is time for some hard talk if you are looking to buy a home and sellers keep choosing an offer other than yours. I am hearing from multiple buyers who keep getting beat out. The bottom line is two fold. You have to make better offers and get better advice.    It starts with your buyer broker. They are notall created equal. YES, it does matter who you hire.    I went on with my life listing and selling homes for happy clients when i got another call from this seller. His sale was falling apart and he needed help. He remembered something I said, "that the hardest part of real estate is getting the sale to close after accepting an offer."   "What went wrong?" he asked me. I heard him out despite his hanging up on me just 2 weeks prior. He sold his house "way under" what I told him it w...

There has been more than a hand full of unusual requests in these crazy times. I was referred to list a Manchester NH area home. The seller said i came highly recommended. How soon could i be there. I looked up the tax card and old mls and headed over. I pulled up to a nice home. About 15 years old and well manicured lawn. A very diesired area popular due to the great schools. As i toured the home, it did not take long for the seller to start making demands. That he did not really have to sell, therefore he wanted to try the market. He did his own homework, talked to people he knows and said that he wanted to set a price a good 10% over market value. His wife just shook her head.  After seeing the home and asking my usual questions, we sat to go over the home. The first thing was findin...

WHAT is that a picture of you ask? On this older Manchester NH area home, it happens to be part of the electrical system. Built in 1890 this Victorian beauty sits in a desired part of North Manchester. Tree lined neighborhoods. Well kept homes and large yards.   This home was in their family for 70 years. It is now time the owner moves to an active adult community. As I assisted them find their new dream home, we planned for the sale of their home. Once ready we placed this desired home on the market. Priced according to condition and it's need for some updates. Crystal clean and loaded with original features makes this home a must have for those looking for circa 1900 architecture. On the listing sheet and seller property information report, it is discussed the home has the original el...

When a buyer says I have to have this home. Then the seller says I have to sell this home. The clock stops. Meaning.... it does not matter what time it is.   To me... You write the offer.  You present the offer. You listen to the seller. You listen to the buyer. You listen to the other agent. You present a counter offer that works for all.      IN SUMMARY, You do what needs to be done. Time does not matter. You listen. You solve problems. You put clients aniety and fears to rest.   IN THE END: The house is UNDER CONTRACT. The buyer is happy. The seller is happy. As the agent I did what is needed to be done.    I leave you with my infamous thoughts, My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling proc...

I got a call from a very upset lady. She was demanding to know why her house was not selling. Wait a second, i do not have her house listed, why is she calling to yell at me? The answer was her neighbor told her if anyone would know why her house was not selling, it would be me.     It was a nice referral, but perhaps before she made a mistake and listed with another agent? As I listened to the home owner, i pulled the house up on MLS. Right away i knew this home. I tried to show it, but could not get in. As I waited for my turn to speak, i clicked through what pictures were there. They were horrid.   SO on her final plea for answers, I asked her why she mandated her agent to be there for all showings? The seller was puzzled. I let her know that i had a buyer who wanted to see her home...

Let me amaze you as we enter the third week of June. There is so much going on. NH is completely open as of today. The weather is heating up and so is the Manchester NH area Real Estate market.  We are seeing a new trend. That is home owners who are not sure if they should sell now or wait. Some are not sure if there are any buyers. Others are not sure what the value of their house is. I really enjoy speaking to and meeting with many home owners. We have great conversations where i can provide answers to their many questions. The one problem we see is an increasing amount of landlords who can not pay their mortgage as their tenants are not paying them. If you are a landlord and find yourself behind, reach out to us today as we can help. We have buyers ready to buy multy family homes. Ge...
