Foreclosure numbers in New Hampshire dropped 4.1% to 2102 for jan. 1, 2011 to June 30, 2011 based on the first half of 2010.  The month of June 2011 saw 343 foreclosures compared to June 2010 which saw 377 according to the Registry review. I dont know about you, but i am tired about hearing about the heat wave. It could be worse, it could be a week long blizzard... Coming off one of the longest and worst winters ever in New Hampshire, i am happy to see some heat, afterall spring kind of skipped over us.It was not that long ago i was walking waste deep in snow to get access to homes.FOR ME I PREFER SHOWING HOME IN THE SUNSHINESo if you had the choice of being in a heat wave for 3 days or in a 3 day snow storm, which would you choose?UPDATED July 23, 2011Copyright 2010-2011, All rights reserved

WHAT PERCENTAGE OF YOUR SALES ACTUALLY CLOSE? Whether you are a listing agent or a buyers agent, there are forces of the market acting against our closings. What can i do if no one is looking at my house?  This was a question that was emailed to me last night from a seller in Manchester NH who has not had any luck in selling their home, and whose contract expired with their other listing company. For more than the last year i have had the worst time getting paid from a BPO company. Most companies send checks like clock work, this company just can not seem to get their act together without some begging and constant emails.I checked several other sites and sure enough started finding other blogs regarding others not getting paid, the key in most comments was why didnt someone warn me, so here is your warning, Evaluation Solutions has been the worst company for paying me for BPO's ever. I just cant seem to get paid. When they do respond "it is being processed". The debate of whether a listing agent should be at all showings or should not is a long and lengthy one.  Today i had an interesting debate with another Broker. i have a listing that is vacant, not bank owned in which the seller mandates me being there for all showings. This Buyer Broker did not want me present at the showing, he said it was useless that i be there and they were not showing it if i was there. I said that is fine, my seller made me sign that i would be there, it was a deciding factor to give me the listing as other agents told him no. I can not go against his wishes or break my contract.I searched various other blogs and all are different depending on whose point of view you are looking at this at.in my opinion It depends who you are asking, the buyers agent, the buyer, ...

No matter where i seem to go today, the common question is "Is it HOT enough for you?" (It is starting to bug me)  BUT After the winter we had i have been answering "No" , the weather is great. Last week was a shortened week with the 4th of July Holiday which is usually the 2nd quietest week of the year in real estate sales. With July 4th weekend come and gone, i was talking to other agents this morning about my couple of days off for the first time in a ong while. Today was a fabulous day which has followed the nicest weekends of the Summer so far. As the local news reported over 800,000 tourists flocked into NH for the 4th of July, i choose to spend it relaxing for the 1st year instead of fighting that beach traffic. No matter what part of the country you are in, you can not help but when you turn on your TV or pick up a paper to see something about this case. This week especially i have noticed an affect on Real Estate.2 days this week i was showing houses, Tuesday we were to see 4 condos, each one located in an established community of mostly older people. They are neat and clean and a great place to live. The listing agent of 2 units here said we could not get in, i asked why and said the owner had to stay home and could not leave the house, i asked my buyer and she said it would be fine if they were there, that she really needed to find a new home. It is that time of year, Spring has given way to Summer and the my garden has turned lush with vegetables. This morning though i had been invaded. The japanese beetles have arrived munching on my hard work, time and energy. Leaves on the beans, peppers and spinach look like swiss cheese. I need some help...It has been proven that the beetle traops just attract more beetles, i found instructions for a beetle catcher but that is not fool proof and pesticides could kill off good insects.All right gardeners, please share some help and i will pass it on to thise in need as well as me.UPDATED June 23, 2011

If you have driven up or down I93 From the MA border to Hooksett in the last few weeks you can not help but notice the hulking new signs.
