Everywhere I go I get asked a series of questions. What is the Real Estate Market like? Followed closely by "Are any Homes actually selling In the Manchester NH area?" Many are actually very surprised to hear YES, Homes are indeed selling. The third question is often, "Have the prices crashed?" Actually no. In 2019 the average sales price for a single family in Manchester was $266,385. In 2020 the average sales price for single family homes is $284,835. LETS LOOK AT THE SINGLE FAMILY MARKET. In 2019 there was 411 single family homes listed from Jan. 1 to May 25 vs. only 342 homes listed in 2020 for the same time period. LETS LOOK AT THE CONDO MARKET. In 2019 there was 181 condos listed from Jan. 1 to May 25 vs. only 138 condos listed in 2020 for the same time period. WHAT DOES THIS MEAN...

The unofficial start of summer is here. It is Memorial Day 2020. , Some parts of life are getting back to normal here in NH. We saw a 100% increase in condo listings last week. While we saw a 50% decrease in single family listings. Pending sales are increasing and sales are closing. The Real Estate market in the Manchester NH area continues to improve. We are seeing more sellers ready to sell. More new homes come on the market and more buyers ready to take advantage of the ultra low interest rates. Many people are asking about values and i can say values are staying strong. Let me show you there is a difference from one Realtor to another and your choice of who you hire does make a difference.    We have pre-cautions in place and discuss everything with you up front. All open houses are...

Have you ever heard of a seller insisting something stays with the house whether the buyer wants it or not? I was knocked off my chair when a would be seller told me the cats come with the home. I did not see any cats as we toured the home, so I inquired what she meant.   It seems as though the seller as some "outdoor cats". There are also quite a few feral cats in the woods behind the home. The seller is moving in her with daughter so can not take any of them with her. She wants to make sure the cats are taken of.    Is this legal? Could i make this statement in the MLS? Will any buyer agree to it? Will it scare most of the buyers away?   Listing and Selling this home would be easy without having to include cats in the sale. It is not that i am talking down about getting the cats, my ...

Could we be facing a flood of multi family listings later this year? Lets set the stage. Many tenants  here in the Manchester NH area were forced out of work by the pandemic and they are now unable to pay their rent. Many of the landlords count on this rent to pay their mortgages, taxes, insurance, utilities and upkeep of these investment properties. Without rent to pay, many will need to sell their properties.   If you own a multi family. If you own an investment property. NOW may be the time to sell while the inventory is non existent.   One of the issues is tenants do not realize the financial situation of a landlord. Many do not know where their rent goes. Some landlords are able to weather the storm and even waive back rent. Many are not in that position. Many tenants are communic...

Last fall I went to a Listing appointment. At that time one of the questions the seller asked was, "Does it really matter who I list with? Aren't all agents the same?" This seller learned the answer the hard way. They chose an agent who gave them the highest price and was willing to list the home at the lowest cost.   In their eyes they would end up with so much more. They put no thought to pricing, marketing and communication.    I knew there was trouble in River City when in December they called with loads of questions. They did not list with me. They were still listed... so i could not answer most of the questions. They asked how they can get their agent to call them back? Why wasn't their home selling? Are all home sellers this stressed?   Lets start with with Why their home was no...

Lets go over 2 distinct plans. You list a home for sale. The seller has the home ready for buyers on a Monday. The price is set, the ads are placed and the marketing is set to kick in. HOWEVER, do you start showing the home right away? OR do you wait and start your showings on a Saturday say 10am to 2pm when all buyers can come see the home?    As you you ponder this thought, lets get some background information on this question. Many big companies are holding showings back and waiting until the next weekend to start showings so they can be all on one weekend.   The traditional thought is you list a home and start showing it the day the seller says they are ready to go. Showings are completed as they are requested from buyers or their agents. Offers can come in day 1.    SO which plan ...

The Internet is full of "advice", and in the latest version, has buyers calling and wanting to receive the buyer agents share of the commission when they do not have a buyer agent. Lets set the stage. I am the listing agent. My contract is with the seller. I agree to list said home for said fee. My job is to sell the home and take good care of my seller.   I wake up and there is an email from a buyer who saw my new listing. They love the home and want to buy it. They include the fact that they have no agent and do not want one. They include a price they want to pay and that they will represent themselves. They add great detail about their lives and end with the demand they receive the buyer agents commission for representing themselves.   Lets look at the facts. They have not even seen...

Lets offer over full price than get our discount after the home is inspected. So how much can we lower the price after we have our inspection? That was an actual question from a would be home buyer. There are many parts of this strategy I would like to touch on.    First, no buyer or their agent should be using such a strategy. Purchase price should be based on what a home is worth. Offering more with a hope to discount it later upsets many people along the way. It is also a sure fire way to lose your dream home in this market where sellers say NO WAY.   Lets take a look at what went on. Being an older home, it needs some work. The asking price of course reflects the homes value in it's current condition. As the listing agent I go over what other similar homes have sold for. Go over wh...

One of the most asked questions to me would be "Are any Single Family Homes actually selling In the Manchester NH area?" Many are actually very surprised to hear YES, Homes are indeed selling. The second question is often, "Have the prices crashed?" Actually no. In 2019 the average sales price for a condo in Manchester was $263,809. In 2020 the average sales price for condos is $283,369. Most often I get a puzzled look that the market is still strong. Followed closely by the seller asking if I can help them sell their home. Lastly, I get asked about safety. The answer is that we have pre-cautions in place and discuss everything with you up front. How many of you get scared when you hear the words "Home Inspection"? Whether you are a Buyer, Seller or Real Estate agent, everyone perks up a little when it is time for the inspections.    Most home inspections go very well. Is it by accident though? That would be a NO. The only part of a home inspection that gets me worried, are when a home buyer states "I found the inspector through an online search." You often hear me say that all agents are not created equal, that goes for home inspectors too.   Lets start with if you are the HOME BUYER. Start your search by asking your buyer agent for a couple of names of who the best inspectors are. Do not leave your choice of inspector to a spin on the "Google wheel."     WHAT MAKES AN INSPECTOR GOOD? That would be one who is not just experien...

One of the top questions I get these days are from Home Owners who are not sure if they should SELL NOW or WAIT? There are many unknowns that make up our daily lives these days. Some of the home owners NEED to sell though. Others WANT to sell, but is anyone buying they ask?   The answer my friends, is YES, Buyers are buying. We actually have more buyers than homes to sell them. Those home owners who choose to list with us are blessed with a quick sale at the best obtainable price.    The second question is then about safety. What pre-cautions can we take during this pandemic. The answer includes many steps. By using virtual open houses rather than in person open houses, we can cut down on the traffic through your home. By making sure buyers are pre qualifed before seeing homes. That bu...

An interesting situation arose with a new potential listing The home seller demands names, phone numbers and addresses of all buyers who inquired about their home.    Would you release it? Can you release it? Why does he want it?   First off, where they were only willing to list for a very short time and wanted a great discount, I was just not sure. When they wanted to list at a price for more than any home has sold in their area. It was very unlikely this home would sell if over priced.    IN SUMMARY, there are some home sellers that hinder their own sale. With concrete comps, homes that actually sold the same size, same style and same condition. While they focused on leads, i focused on how to sell the home. The reddest of the red flags was writing in that he wanted all the leads tur...

As the sine rises over Hampton Beach NH, we can watch from a distance. There is no toes in the sand yet. Here in NH, Real Estate is open. The last 7 weeks have seen some hard times. Monday though, as the sun came up over the beach, it also rose over the real estate world.    I settled in pondering my day and the phone rang. It was a home seller ready to list their home. They were referred to me and I hoped i could meet them. A smile came upon my face as I sat up a little straighter. I got to do what i do best. Sell homes.   There was no time to start the celebration, as an Active Rain member called with a referral. A NH resident who bought a house through them over the weekend out of state, needed to sell their NH home. They knew i was the one to call. We had a great conversation for o...

How many offers should the seller get before they answer any of them? Is there such a thing as having too many offers? Let me start at the beginning. There is a trend these days when a new home comes on the market, a certain listing agent will accept offers until they have "a good stack". No rhyme, no reason, no time line... just a good stack.   So when a new listing hits in a desired suburban neighborhood where there is nothing else for sale, a buyer who wants to live there has to act fast. Setting up a showing right away and making their best offer first. 50% down and no contingencies. An offer above asking price with a quick close but willing to wait if the seller needs time.   As a listing agent a lot of the time, i can say an offer sellers dream about. The listing agent states th...
